Leucadia New Homes for Sale – New Homes for Sale in Leucadia (Encinitas) CA     There aren’t many opportunities to buy a new home in Leucadia, but the time is right now.   READ MORE:   Encinitas – An Eclectic Seaside Community   Leucadia - Surfers' Beach Community in Encinitas CA     There are new homes for sale in Leucadia at the Leucadia Collection, a small enclave of only 13 uniquely-styled homes several blocks east of the Coast Highway, and thus near the beaches (Grandview, Stone Steps, Beacon’s). I took a tour yesterday now that homes are well under way and I was pretty impressed.   Apart from the architecture, which is different from the typical tract home, we see in new SoCal home communities, the new homes for sale at the Leucadia Collection offer Millgard wood windows instead o...

It's easy to get caught up in chasing sales, dealing with difficult escrows, sifting through semi-qualified prospects, and the facing never-ending mound of paperwork. Sometimes we get so bogged down that we forget what business we're in, who are customers are, and what our job is!   What is our job?  It is to SERVE our clients.  Old-fashioned customer service is difficult to locate these days.  Store clerks seem so busy talking to each other, or occupied with their mobile phone (or other tech gadgets) that they often ignore their customers.   Why should customers be #1?  Because CUSTOMERS pay our paychecks!  And in no business is it more obvious than in real estate sales. How can we offer the best customer service experience to our clients? 1. Prepare yourself.  That means LEARN your pr...

Be Prepared. September Is Disaster Preparedness Month. I submitted a similar post last year but because September is disaster preparedness month I just wanted to share it once again for the benefit of those who may not have had the opportunity to have read it before. Please feel free to re-post to as you wish. This is important and should be shared.  I'm not going to color this message up with a lot of photos, cartoons, graphs or charts because I want the message speak for itself As most of us sit in the comforts and confines of our own abodes and protected environs watching staggering and mind boggling epic events unfold from our flat screen TVs and online computers hundreds of thousands of poor souls may be experiencing a first hand, horrific turning point in their lives  not having ...

6th Annual LeucadiART WALK  I'm a sucker for art fairs, art walks, and art galleries.  So I am all geared up for this Sunday - the LeucadiART WALK (Leucadia Art Walk) takes place from 10 am until 5 pm along a 1-mile stretch of road on Leucadia (Encinitas CA 92024).  Read more:  Leucadia - Surfers' Beach Community in Encinitas CA  The Leucadia Art Walk is a popular event, and this year's 6th Annual Art Walk should be no different. A broad array of art works will be displayed along the west side of the Coast Road (Route 101) between Glaucus and Marcheta Streets. And of course the LeucadiART WALK will feature lots of art to buy, music, food (or check out the restaurants along the way - my fave, Le Papagayo, is a patron), children's art activities, art demonstrations, a wine and beer garden...

By golly Brad I think you've mustered fodder and inspiration for another post. Not that it will become a coveted feature but at least I'll get a lot off my chest. This is in response to your: http://activerain.com/blogsview/1780154/the-activerain-featured-blog-post I really do think it's the quality of what one writes and not the quantity of posts they contribute. I've written 118 posts including this one and have only been featured 7 times (Should I be discouraged about a 6 percent feature ratio? I think not). I started to get a little discouraged for a time but then I started re-reading my posts. Often several times.  Am I being overly and conspicuously self-serving? Does the subject and/or content benefit the AR readership.....let alone deserve it? Am I droning on about something ...

I've been spammed to death this past week on Active Rain. I had over 100 "Active Rain Do not reply" notifications to my blog history that were all spam adds on my email when I checked it this morning. I don't know about anyone else in Active Rain but I have been inundated this past week with myriad spam advertisements like the ones below so I thought I'd pass them along just to let everyone know what I've been experiencing.  I will definitely  Report a concern about this comment to AR this morning and recommend that anyone and everyone who has had this happen to them do the same.  I'm sure they will be able to put a stop to it before it really starts to fester. It's a nuisance and I don't ever intend to do any business with anyone who tries to promote themselves by abusing legitimate p...

It's all your fault Active Rain! Thanks to you we've taken on a whole new posture in our industry and have literally launched ourselves light years ahead as one of the leading if not the leader in our industry in our field of expertise. Had it not been for folks like Brad Andershon and Lynn Harley we may have never forged through this whole concept of "Social Networking" and just gone about our "Business as Usual" approach and would have missed out on an opportunity to reach literally every state in the country with our unique niche and genuinely necessary service. On The Level General Contractors is doing some very interesting things in the Manufactured Home Industry. We have recently launched a new page on our existing www.onthelevelcontractors.com website, http://www.onthelevelcontra...

Recently I received a letter from the California Dept. of Real Estate.  It was sent out to all real estate brokers and included details needed to get certified with the new S.A.F.E. mortgage act, if we are going to be originating residential loans.  I threw the letter into the trash, since I have not made any mortgage loans and do not plan to make loans in the future.  Then the article below came out... and I pulled the letter out of the trash.  Guess I'm going to have to read it and figure out how to get S.A.F.E. certified.... just in case I have to call the bank on behalf of a seller!! Here's the article: Are real estate agents breaking federal law by negotiating Short Sales? “I’m just the messenger.” In Georgia there are two attorneys who are considered to be and are, in fact, held ...

Over five thousand years ago, Moses said to the children of Israel" pick up your shovel, mount your asses and camels, and I will lead you to the “promised land". Nearly 75 years ago, Roosevelt said, "Lay down your shovels, sit on your asses, and light up a camel, this is the “promised land".Now Obama has stolen your shovel, taxed your asses, raised the price of camels, and mortgaged the “promised land!” Furthermore, I was so depressed last night thinking about Health Care Plans, the economy, the wars, lost jobs, savings, Social Security, retirement funds, etc... I called Lifeline, the suicide help line. Got a freakin' call center in  Pakistan.  I told them I was suicidal. They all got excited and asked if I could drive a truck.

It doesn't matter what side of the isle you're on this is disgusting. Marie Antoinette has nothing over this Queen. While many if not most of us are eating bread this 'prima donna' is having her cake and eating it to. I only hope we remember things like this come November.   Not to mention the footprint.  So much for "going green"!!! The Queen's Jet (I will pass this on every time I receive it!)  Scroll down for story. This is QUEEN PELOSI'S NEW JET!!!  And the Democrats talk about Sarah's dresses??? Queen Pelosi wasn't happy with the small USAF C-20B jet, Gulfstream III that comes with the Speaker's job ... OH NO!  Queen Pelosi was aggravated that this little jet had to stop to refuel, so she ordered a Big Fat, 200-seat, USAF C-32, Boeing 757 jet that could get her back to California w...

Just picked this up on Realtor Mag and thought I'd pass it along. Daily Real Estate News  |   February 10, 2010  |   Share Denver-based BlackBox Logic has developed a database of more than 21 million mortgages not backed by Fannie Mae, Freddie Mac, or other government-sponsored agencies. The upstart scrutinizes raw loan data from trustees and issuers, flagging such information as whether a borrower is behind on payments or has a modification. It then blends that loan information with other databases that provide a credit score for the borrower and an estimate of residential value. BlackBox says it offers its data to the average user at half the cost of FirstAmerican Core Logic's Loan Performance, the industry's leading player. Source: Denver Post, Aldo Svaldi (02/10/2010)

Finally a proposal that actually makes sense!   Send this around!     For too long we have been too complacent about the workings of Congress.  Many citizens had no idea that Congress members could retire with the same pay after only one term, that they didn't pay into Social Security, that they specifically exempted themselves from many of the laws they have passed while ordinary citizens must live under those laws..  The latest is to exempt themselves from the Healthcare Reform that is being considered...in all of its forms..  Somehow, that doesn't seem logical.  We do not have an elite that is above the law.  I truly don't care if they are Democrat, Republican, Independent or whatever.  The self-serving must stop.  This is a good way to do that.  It is an idea whose time has...
