Is that optimisim I see, or just more sellers at varying price points entering the market after the holidays? It may darn well be a reflection of the limited inventory.  And with the median 'sold' price rising as well, it certainly seems that supply and demand is showing a positive response. This is an amazing change. Days on market was very high comparing last year to this year. The spike in the summer and fall is somewhat predicatable as spring buyers exit the market and inventory builds a bit. Over the holidays when fewer sellers put homes on the market the inventory drops dramatically, resulting in the huge drop in days on market. Yesterday while walking through, as is my regular custom, and talking to the residence of Sunset West Livermore, California I had one eye on the home accross the street that we had closed escrow on the about a week or so ago. I was trying to get a look at the new roof. The answer is yes. Walking through Sunset West and talking to homeowners, the question really seems to be "How much are they selling for?" Great question and although I'm a salesman at heart, my analytical side seems to kick in when it comes to market statistics in Sunset West. The Baby Boom years saw the addition of several subdivisions in Livermore.  From 1950 through 1966, the Jensen Tract as it is commonly referred to, sprung up in the southeastern portion of Livermore.  These modest one story ranch-style homes were primarily built with 3 bedrooms, 1 or 2 bathrooms and with 1 or two car garages. Some larger models have a 4th bedroom. Well, sort of.  Livermore resident Jason “Wolf” Hamlin has received a coveted Golden Ticket, sending him to the next round of the competition in Hollywood, with auditions set to air on February 8th and 9th.   The chart for attached home sales does not at all follow those of detached. December showed the most activity.  When you see the composition of sales types (REOs, short sales and regular sales), it seems as if there was a push to get some of these non-performing assets off the books.  This has also been a popular property type for investors. Rents have increased, so some properties are cash-flowing right from the start. The number of REO's sold (bank owned properties) was fairly consistent quarter to quarter. Short sales were more plentiful than bank owned properties for both the first and last quarters. Looking at the numbers by quarter shows a fairly consistent sale pattern, with a jump at the end of the year.

  Last year, last quarter had the second highest sales activity, which was a little unusual. It was in part due to the 'regular' spring sellers moving their purchase time forward. Many of those were first time buyers, taking advantage of tax incentives and others in California were for new construction incentives. The number of REO's sold (bank owned properties) was fairly consistent quarter to quarter. Short sales were more plentiful than bank owned properties each quarter except for the first one. Looking at the numbers by quarter shows a typical sales curve. However, inspecting it month to month shows far more peaks and valleys.

Unfortunately, the median price took a pretty big drop from the same time last year, and even from the first half of the year. December ticked up from the previous month, but overall the last quarter of 2011 is down from the first 3/4 of the year.   Supply is down 37%, but unlike neighboring Livermore and Pleasanton, demand has dipped too. Not by a huge amount, but usually it's the demand that will help stabilize prices, or in the cases of low inventory and higher demand, stimulate multiple offers.   This chart isn't unexpected, given the previous data. Lower supply, but coupled with lower demand usually indicated more time on market, as a smaller pool of buyers learns they can take a bit more time looking.
