Is that optimisim I see, or just more sellers at varying price points entering the market after the holidays? It may darn well be a reflection of the limited inventory. And with the median 'sold' price rising as well, it certainly seems that supply and demand is showing a positive response. This is an amazing change. Days on market was very high comparing last year to this year. The spike in the summer and fall is somewhat predicatable as spring buyers exit the market and inventory builds a bit. Over the holidays when fewer sellers put homes on the market the inventory drops dramatically, resulting in the huge drop in days on market.
