Recently I have encountered twice what I hope is not a new way of doing business. In both cases an agent wrote an offer on a listing I had, emailed it to me, but never followed up after sending it to check that I had received it.  What makes this crazy is that in one case the agent had the wrong email address and I never receive the offer. We sold the house to another buyer and 5 days later the agent calls to check on 'how the offer is going?'. "What offer?" I said. "Oh Oh", she replied. Oh Oh is right! Now I know Im getting on in years and things in the business are changing every day but is this really what we are doing now? Just write an offer and email it in, without calling first or following up afterwards to confirm receipt. Both times these offers were from newer agents I guess, ...

2009 saw some significant changes in the Livermore Condo and Town Home Real Estate Market. This price range has been very appealing to first time home buyers and investors. Many of the properties selling in this category are seeing all cash offers. Loan types and HOA occupancy levels can create challenges for some buyers, but overall unit sales have grown dramatically in this market segment. You can see from the chart above that the over-supply in Dec. of 08 shifted significantly mid-year, whereby the end of the year shows a 129% increase in demand versus supply. 2009 saw some significant changes in the Livermore Real Estate Market. A surplus of inventory gradually dropped to below normal levels. Buyers who once had a choice of many homes in their price range have now found less to choose from. And the most interesting condition is that we are back to multiple offer situations in many prices ranges and neighborhoods. While lending guidelines have certainly tightened, savvy buyers and investors have seen the advantage to the low interest rates for most of the year along with the lowest prices in local real estate for a number of years. On Monday (Dec. 21), the Livermore Historic Preservation Commission held the first of two meetings about establishing a Historic Preservation overlay zone. If approved, special regulations regarding additions, remodeling, paint colors and demolition would be applied to "historic" properties in the neighborhoods north and south of downtown Livermore. A second hearing will be held Jan. 7.   As a child, one holiday tradition our family had was taking a drive through the city on Christmas Eve to see all of the noteworthy light displays. It is made by Nature's Domain Pet Foods and the flavor offered at Costco is Salmon Meal and Sweet Potato. It is a grain-free food for all life stages...similar to the Canidae dog food we have fed our dogs in the past.
