 Playa Vista Market Report for April, 2010  Although I am very late with this valuable information, as the old saying goes" better late than never" with that here we go. The Active listing inventory has dropped from the previous month by about 7.5%. This is quite strange, since the spring market is in full force and you would think Sellers would want their properties on the Market. This of course has a ripple effect, when there are fewer properties on the market to choose from, and then there will be fewer properties in Escrow. For the period in April there were 15 properties in Escrow this is in direct proportion to the active listings. There was a 7.5% drop in the Pending Properties compared to the month of March as well. FHA Flip rule - 1 day owned by seller OK The Seller seasoning requirement on our FHA Loans is one day.  That is correct, one day.  While FHA has released guidance for lenders allowing the Flip Rule to be Waived for all Sellers until Feb 1, 2011, many lenders still require that sellers own a home for 90-180 days before it is eligible for their FHA Financing. We do not require these waiting periods for FHA Loans.   The statistics below reflecting the weekly Brentwood area of Los Angeles housing market, May 1-7, are taken from the MLS CLAW and are for single family homes only.  They do not include condos, income property and private sales. This the first of a weekly series showing the Brentwood housing trend.  Based on the last week of April, the number of homes sold was down by 1 and days on the market were up by 13.  The average price was significantly higher, but this was based on the highest priced home being $11,000,000 in May as opposed to $1,850,000 at the end of April.  The median price (the price that falls in the middle between the highest and lowest priced homes) was down by $1,400,000.   Brentwood would not typically be an area taken advantage of by homebuyers seeking the federal and ...

Like I've said many times, if you are selling or buying a home that is done, well priced, and in a decent neighborhood it is going to sell quickly. This trend fully encapsulates the mind set of today's buyer. They are savvy, have done their homework in tandem with their agents, and are ready to pounce the moment that there is a good deal to be had. Foreclosure Radar has published an encouraging report on the current foreclosure activity in California. Of major significance is that foreclosure filings in April were down for the first time since the beginning of this year and foreclosure cancellations are up 32% from the beginning of the year. The fact that the number of Notice of Defaults and Notice of Trustee Sales are down indicate that both short sales and loan modifications are helping to improve the situation. Another encouraging statistic is that the number of 3rd party sales is rising, meaning that fewer properties are being taken back by banks.

I am telling you, the best deals that seem to be had right now are on properties that lie in the  low profile outskirts of West Hollywood/Beverly Hills adjacent to Miracle Mile. Being "west of Fairfax"  seems to be the new "North of Wilshire" for those buyers who have this ideaology stuck in their mind.
