The statistics below are taken from the MLS and are for single family homes only in the 90026 area code.  They do not include condos, income property, or private sales. The overall Echo Park Housing Market looks fairly strong for March.  The number of homes sold, median price, median list price vs sold price are all up quite significantly.  However days on the market for homes sold are up, as is the months supply of inventory.  The number of homes in escrow is down for March. Century City Condominium Market Report for March 2010.This has been an amazing month for Century City, the inventory has increased so buyers have more choices. The most interesting statistic is the Pending properties on the market; there has been a phenomenal increase over last month. There are 31 Condominiums that have not removed their contingencies and sellers are accepting Back up Offers, more telling is that there are 47 properties in Escrow just waiting to Close. This is sending a strong message that the spring home-buying season is very robust. These statistics are more interesting nowadays then the Sold statistics. The Playa Vista Condominium Market Report for March 2010 looks quite different from the February report. The Active Inventory had a slight uptick, currently there are 33 active listings on the market. There was a greater increase in the properties that went into Escrow this month vs. last month. There are 11 Condominiums which are Accepting Backup Offers and 20 are pending. This I attribute to the new California Tax Incentive for buyers. As the Federal Incentive is fading into the sunset here comes California with a Tax Incentive. The sold properties are slightly less than February's, nevertheless there were 6 sold properties. Things are moving in the Miracle Mile area of Los Angeles. Sales statistics are in for March 2009. For Single Family Homes the total amount of sales volume for March 2010 was $12,452,350. In March 2009 it was only $5,855,000. For March 2009 the Median home price in the Miracle Mile was $930,000. For March 2010 it was $865,000. The average days on market for homes that sold was 45 days and the total number of sales for the month of March was 11 for the area. In contrast there were only 5 sales in March of 2009. The statistics provided by CLAW MLS indicate that values are down about 10% from last year but sales are up over 50%. People are buying homes! There are many reasons why a duplex can be a perfect fit for buyers in Los Angeles. The rent of one unit can offset your mortgage. If you are "going in" on the purchase with a family member or friend, you can split up the property and possibly qualify for more of a loan than if you purchased a single family home. A duplex will also usually be priced less per square foot than a home. A final reason is that the duplexes in Los Angeles are just beautiful. The highest concentration of spacious mostly Spanish style duplexes can be found in the Miracle Mile and Hancock Park areas. They are a rare find in the San Fernando Valley. The CLAW MLS (Combined LA/Westside MLS) has published the chart above which indicates an encouraging trend for Los Angeles condos (from Downtown LA to the Ocean). The chart clearly indicates that market activity bottomed in October/November 2008 and has gradually improved. A positive sign for stabilizing prices is the number of condos available for sale. In February 2010 there were 2540 units available versus 3537 units in February 2008 - a 28% decrease in inventory. Another encouraging sign is the percentage of accepted offers - an 81% increase from February 2008 - February 2010. The Brentwood Los Angeles housing market statistics for March are on right side of February's numbers.  The statistics below are taken from the MLS CLAW and are for single family homes only.  They do not include condos, income property or private sales. The median price of homes some is up, as are the number of homes sold and those under contract. Days on the market for those homes sold is down as is months supply of inventory, both good indicators of a slight strengthing of the Brentwood market. As some of you, who know me, are aware I am a huge Red Sox fan. I am very excited that the home opener is also American League Opener and it will be at Fenway Park, Boston, MA. Recently I was reading about a very telling statistic. The California Association of Realtors has published that more than 50% of all first-time homebuyers sales were either short sales or foreclosure transactions. These short sales presented many first time buyers with great opportunities. To be able to step into the market which a few years ago looked like an impossible event? On 3/18/2010 a Notice of Sale was recorded against the title to 363 Copa De Oro Rd, Los Angeles, CA 90077. That address happens to be the Bel Air mansion belonging to Nicholas Cage ... and the very same property that at one or another time belonged to Dean Martin, Tom Jones and Patricia Arquette.
