We have learned that persistence has proven to pay dividends with these inquiring families and individuals. Located near Downtown Los Angeles Echo Park is one of the oldest neighborhoods, dating back to the end of the 19th Century, and still maintaining its historic roots which sets it apart from the Los Angeles sprawl. Named one of 10 great neighborhoods in America in 2008 by the American Planning Association, Echo Park  was built around what was then known as Reservoir No. 4 and is now Echo Park Lake, one of the loveliest parks in Los Angeles.  It is home to the art-deco style Lady of the Lake statue; the lotus flowers that bloom every summer; Spanish colonial-style Bellevue Recreation Center and boathouse.  The park is often filled with picnicers and boaters out enjoying the beautiful Southern California weather. Rumor has it that the lake was named by the builders of the original reservoi...

8413 Grandview Drive, Los Angeles, CA Escrow Closed! Hurrah!  As Realtors we encounter many challenges during the normal sales process. Then there are others that become more challenging as Escrow Progresses. This one falls into one of the latter category. I had an Italian Architect who came to Los Angeles to look for land. We found one and the story got more interesting. He was not buying it by himself, there were three total partners. We opened Escrow and then we had to do the due diligence, which on vacant land is challenging if you are local add the International Dimension, communication via e-mails telephone and then we had the geology report among other investigations. Then came the more interesting hurdle, they wanted to create an Limited Liability Corporation to protect all part...

Carpeted Bathrooms  Carpeted bathrooms are bathrooms that have carpeted floors instead of traditional floor surfaces, such as tile or vinyl. Despite their tendency to foster mold and bacteria, carpets are sometimes installed in residential bathrooms for aesthetic purposes. Carpets should never be installed in bathrooms in commercial buildings.   Advantages of carpets in bathrooms: They make bathrooms appear more warm and inviting. They are softer than tile and many people find them comfortable on bare feet. Bathroom slip hazards are reduced. It is easier to slip on hard bathroom surfaces, such as tile, than on carpet. Installation is generally quick and inexpensive. Disadvantages of carpets in bathrooms: The pad beneath the carpet may soak up large amounts of moisture.  Some of the comm...

Los Angeles' Angelino Heights neighborhood- a step back in time Angelino Heights is one of the oldest neighborhood in Los Angeles. It is adjacent to Echo Park and is bounded by Echo Park Avenue to the West, Boylston Avenue to the Eat, Sunset Blvd. to the West and the 101 freeway on the South. Founded in 1886, Angelino Heights is well known for its fine examples of Victorian Architecture. Many of the homes in the area are listed as landmarks in the National Register of Historic places.  As a matter of fact, the entire 1300 block of Carroll Avenue is listed in the register due to its high concentration of 19th century Victorian homes. The residents of this street worked together to have all of the city overhead utility lines moved underground and have installed historic street lamps and h...

Westwood,  the home of UCLA, is a diverse community consisting of the upscale area of single family homes in Holmby Hills, home of the Playboy Mansion and Candy Spelling's $150 million dollar home;  the multi-million condo district known as The Wilshire Corridor, the Golden Mile, or Millionaire's Mile, and, south of Wilshire Blvd. a mix of more affordable single family homes, condos and apartments, although Westwood is one of the higher rent districts in Los Angeles.   Built in 1929, Westwood Village's retail area has suffered recently because of the competition from nearby Century City mall and the revitalization of Culver City, amonst others, but it is still home to the landmark Fox Theater with itsn white tower, the Mann Bruin, and the art deco Majestic Crest. It still caters to the ...

Westside Village is an upscale area of Palms,  in the City of Los Angeles.  The boundaries are Sepulveda Blvd. to the East, Overland Ave. to the West, National Blvd. to the North and Charnock Road to the South. It was originally part of Rancho Ballona from which Palms was formed, and was created by developer Fritz R. Burns in 1940 and 1941 who developed around 1,100 single-family houses surrounded by schools, parks, stores and places of worship. It has a population of around 12,000 of which 70% are renters and the balance homeowners. Burns is responsible for the vast number of huge trees in the area as he bought out a local nursery and sold shrubs to homeowners at a discounted price for 25 - 50 cents. There are currently 13 homes for sale in Westside Village,  the lowest priced is $579,...

A few items of follow up on some recent postings from this blog.... - I posted a couple of weeks ago a story the LA Times ran about parking meters in LA, specifically what the city claims are it's rules regarding broken and/or dead meters.  Sunday was yet another parking meter related piece in the Times, this time regarding the ushering in of the era of paid parking (and ticketing).  Who knew that Los Angeles was not the first, or the 10th, or even the 60th municipality to begin installing parking meters - even after such major metropolitan areas as Fairbanks, AK.  I'd say LA has more than made up for lost time.... - In the war on supergraphics, chalk one up for up for LA City Attorney Trutanich.  Eight of the giant canvas advertisements have come down in the past 3 weeks.  The tallest...

Art: You may not always like it but it gives you a new perspective. It takes your mind to new places where it has not explored. As a luxury real estate marketing professional, we recommend frequent trips to art galleries and art museums. It opens you up to new experiences, new idea and increases your “vocabulary” in the Language of Luxury. This weekend we drove to Los Angeles from our home in Santa Barbara, for quick hit of culture at the Los Angeles County Museum of Art. A new outdoor sculpture was installed since our last visit there and it takes center stage in the expanded campus of exhibit buildings. It is comprised of rows of streetlamps clustered in a square pattern, adjacent to the new Broad Contemporary Art Museum building. Contemporary art often causes me to scratch my head a...

Are you looking for homes in Los Angeles for sale? Los Angeles is a huge city and the county is even bigger. When searching for homes in Los Angeles for sale it is helpful to narrow down your search criteria to specific neighborhoods. No doubt you have read things in the newspaper and online and have heard reports on radio and television about California's median home price being around $249,ooo.  That number is taking into account all homes in Los Angeles for Sale or that have sold. That price could be irrelevant depending on what part of Los Angeles you are actually interested in. In general it is true that home prices are up from where they were this time last  year, but the actual price of homes in Los Angeles for sale will all depend on just what ‘part' of Los Angeles you are looki...

Yes, spring is in the air here in Toluca Lake. This is especially evident during evenings when the cool breezes are scented with the heady fragrance of honeysuckle and night blooming jasmine. It's a yearly phenomenon that reminds me of when I initially arrived in Los Angeles. It's one of the first things I noticed - the smell of the night air coming off the mountains. Having lived here now for over 15 years, it's something that I not only expect but look forward to.   For those of us who live in the Toluca Lake area, this is just one of a myriad of benefits. In addition to many elegant, stately homes, the natural environment beckons us to take a closer look. If you pay attention when strolling through our lovely neighborhood, you will notice the delicate blooms on the cherry trees and n...

What risks do a lease option hold for the buyer? Individuals who attempt to buy homes on a lease-option rarely end up buying the home. This often has to do with the reason they try to buy on a lease-option. They usually cannot qualify for a home loan and expect that they will be able to qualify after a period of time. Later, they find they still cannot qualify - whether it is because of poor credit, lack of income (documentable income), or lack of savings to have a large enough down payment. If this happens, you lose any option money you might have paid up front or as part of your monthly payment. If you desire to own your own home, but are unable to secure conventional financing today, you may want to consider houses for rent with an option to buy, using a lease option contract. It can...

The Wilshire Gayley - Curbed LA reports that a new 29-story tower has been proposed at the corner of Wilshire Blvd and Gayley Ave on the Wilshire Corridor in Westwood, Los Angeles. Kambiz Hekmat, the developer, has not decided on exactly what he will build on the site and is considering two options depending on market conditions: a 134-room luxury business hotel with 10 for-sale condominiums lor a 144-unit condo tower with a pool, spa and fitness center. The exterior treatment would be the same for either development. Both options would include a retail component, restaurant and a four-level subterranean parking garage with approximately 200 spaces. The proposed tower is the work of A.M. Stern, the New-York based architect who designed The Century, the 42-story residential tower in Cent...

In January 2006, CNNMoney published a ranking of 299 U.S. housing markets, showing where home prices were most overvalued. Little was undervalued: Real estate was white-hot and prices were at or near what later proved to be their tops. A total of 213 cities were overpriced, and Naples, Fla., was deemed the most insane, with 84% of homes valued over a fair market price, according to statistics compiled by National City Corp. and IHS Global Insight. That finding so rankled the Naples Chamber of Commerce and area real estate agents that they hired economists to dispute the evaluation, according to Richard DeKaser, the real estate consultant who engineered the report for National City. What a difference four years makes. Today, Naples real estate sells at a 29% discount and the median home ...
