The idea of luck is very seductive.  Doesn't it sound great?  When you have luck you can just show up and without any work or struggle or self doubt have your wishes granted.  On the flip side, if your dreams don't come true you can rail against the unfair fates and simply say that luck was not on your side.  But what is luck, really?   I love the quote "Luck is when opportunity meets preparation" To me this is great working model for luck.  Opportunities will come and go, for all of us, but those of us who are prepared and knowledgeable will have the ability to use those opportunities to our advantage.  People who have not done their homework will stand on the sidelines and think that we are lucky and wonder why they aren't so lucky.   Let go of your old ideas of luck.  There is nothin...

There is a popular way of thinking that espouses the phrase, "Change your mind; change your life."  We could debate the validity of this idea until we are old and grey and unable to speak.  I don't know about you but I have other things I would rather do with my time, like create meaningful wealth in my life.  But let me just offer one example of the power of the mind to create success: top athletes.  These are a group of people who train consistently both physically and mentally in order to perform at their peak.  Ask any top athlete if they could perform at the their best if they didn't believe in their core that they were not only capable of winning but that they would in fact absolutely win.  I'm quite sure that they have some days when they believe it a little more or less than oth...

Fear is the single biggest reason that people don't invest in real estate. Sometimes fear is useful and warranted, sometimes it is simply debilitating.  Fear can be a powerful tool if used properly.  The question is how to know when it is useful and when it is just debilitating; knowledge is the key.   If you take the time to educate yourself on what your fears are you will frequently find that the fears will dissipate. Much like taking a flashlight and shining it under a fearful child's bed, knowledge acts as a beam of light to clarify what is and what is not.   In this age of media bombardment it is easy to take a television or radio report at face value.  Haven't we all seen the countless reports on the housing market and the growing concerns over rampant foreclosures?  Do these repo...

How to Stage a Home Office (good Feng Shui, too) Moving Mountains Design recently staged a home that had a dedicated home office. Here is the "before" picture.                     As you can see, there are piles of papers yelling "Pay attention to me" and "Look at all the work you have to do before you can relax". Not the message you want potential buyers to get when touring your home. Yes, the homeowners could have just cleaned the papers off the desk and the place would have looked a whole lot better. Better, but it would be even better if the office actually looked like someplace a buyer might like to hang out. Look what happens when we removed the HUGE desk and put in a desk (still large at 6' long) more in scale with the room.                               The room now looks large ...

By Karen E. KleinJanuary 12, 2009Staying profitable during a recessionDear Karen: What costs can I cut to stay in business?Answer: Business owners who try to stay profitable by reducing minimal expenses for the short term are rarely successful. "Turning up the thermostat or shipping by freight rather than overnight will not offset a recession," said Bill Bartmann, chief executive of BillionaireU.com.Other companies in your industry are suffering the same loss of revenue and increase in operating expenses that you're probably experiencing. All you need to stay viable is to gain an edge: "You don't have to outrun the economy, you just have to outrun your competition," Bartmann said.Rather than cutting small costs, think about increasing your prices. If your business has been profitable un...

In August 2008 I blogged about Candy Spelling and her $150 Million Mansion ("The Manor") in Holmby Hills, Los Angeles. Now that Mrs. Spelling has purchased a $47 Million, 16,000 sq ft penthouse in Century City, she is selling the home she lived in with her late husband, Aaron Spelling. It was interesting to read how she chose a Realtor to list her property .... Candy Spelling told The Associated Press that "she let her dog Madison, a soft-coated Wheaten Terrier, help pick out the best real estate agent for the task. She had her security bring the dog into the room every time she met one of the candidate agents and watched how the dog reacted. If Madison didn't like them, Spelling crossed them off the list." Prospective buyers won't have to worry about passing such scrutiny, Spelling joked.

When you think of downtown Los Angeles, you think of smog, people, office buildings, traffic jam, and more.  Well, think again! Yes, you can find peace and serenity in downtown Los Angeles.  WHERE?  At the Japanese American Cultural and Community Center.  Located in the prime area of Little Tokyo District is the JACCC which is home to the beautiful James Irvine Japanese Garden.  Jamese Irvine Japanese Garden, called the Seiryu-en (Garden of the Clear Stream) was designed by Dr. Uesugi with inspiration from many famous Japanese Gardens, especially in Kyoto, Japan.  This garden is the best kept secret in Little Tokyo (Los Angeles). Featuring a 170 ft. stream, the garden begins as a waterfall in the upper reaches.  In the middle cascades, the stream divides, and finally the stream become a...

With the huge interest in Cash Flowing Rentals in Kansas City from investors nationwide, I thought it would be interesting to compare it to another rental market I have been seeing promoted on many blogs and websites as a cash flowing market. I have also included info about the area from which many of our investors come from. This information is according to Yahoo Real Estate neighborhood profiles.                              Kansas City      Detroit       Los Angeles Population                450,375          916,952       3,834,340 Population Growth         1.9%               -3%             3.5% Population Density        1424                6265            8388  (residents per sq mile)  Median Age                    36                    33                34 Medium Income           ...

It has been two weeks since I posted my first clarification. After numerous readings of the abbreviated as well as the detailed versions, some items were still not clear to everyone.I have received calls as well as numerous e-mails. Hence, I am writing this post, with the intent to help those individuals, who did not have time to read the documents and/or  call the National Association of Realtors for clarification.  The ‘Home' must be the principal residence of the buyer. It can be a Single Family Residence, a Condominium, a CO-OP or a townhouse. The home must be located in the United States. Vacation homes and rental properties are excluded. It does not matter if it is a new construction or not the "purchase date" is the date of close of Escrow. In other words the date you occupy the ...

This is a question that many people have asked me over the past year, and one posted over and over in many of the web forums I visit. In my case, we are simply cutting out all of the luxuries like: eating out, traveling, buying impulse items, and any other expense that are just not needed. It has been tough on my wife and kids, but we have gone as far as making it a fun game to find ways to be frugal. We are back to the old fashion 7:00 dinner at home, and at the table! Instead of heading to a Bounce Zone, we are playing board games. I believe this down economy will actually bring me closer to my family, and that is priceless. On the business side, I now plan my routes for the day, pay closer attention to my gas costs, pack a lunch when I can, and try to stick to a weekly plan and smal...

I had the opportunity to attend the GABNet political art and fashion show last night in Los Angeles. The Gabriela Network of Los Angeles of the Mariposa Alliance hosts an event each year to address issues faced by women, ranging from sex trafficking to domestic violence. This year's theme centered about the political repression arising out of the global economic crisis as women struggle in political activism as a means to better their personal situations, yet suffer punishment as a result of their involvement in these activist pursuits. The fashion show was held at the Eagle Rock Plaza in Eagle Rock (Los Angeles). "A Mile in Her Shoes: Honoring Women Defenders" was a celebration of success for the many heroic, courageous and compassionate defenders around the world of women's and human ...

The Los Angeles city council voted almost unanimously to mandate spaying and neutering in Los Angeles.  It became law last October (2008) and was passed with the assurance that all residents of the city would be able to comply because the city made free and low cost spay/neuter vouchers available to low income, disabled and senior citizens. The law was passed with no extra funding for spay/neuter, and no funding for enforcement.  The city controller, Laura Chick found after through investigation that the law should never have been passed, it was essentially unenforceable and made a mockery of "law." Just this week, the city quietly ended the voucher program stating budget concerns left them unable to provide the promised vouchers for the rest of the year and eluded to the fact that they...

If you follow my blog, you may have seen my post a couple of months back about a Low Income Housing development in Los Angeles that we "Staged" at the end of 2008. Today was the Grand Opening event for Hobart Heights. Hobart is the 3rd low income housing community we did the interior design work for (see projects #1 and #2 here). They are always great projects, due in large part to our wonderful client American Communities. They are a joy to work with, and we look forward to many more projects with them. Today was the first time I attended one of the Grand Openings, and I was blown away by what I witnessed. For starters, Herb Wesson was there.  Herb is the LA City Councilman representing the 10th District. He was instrumental in advocating for this and other similar developments meant t...
