Pre-Anniversary Dinner Well it is Diane's Anniversary... hard to believe we have managed to stay together for 29 years...Now with that said, I chose to make a pre anniversary dinner it was a takeoff on Debe Maxwell, CRS  recipe. It was her inspiration. Many changes and many differences but the inspiration was the real meaning to this meal. Recipe will follow sometimes in the near future.Tomorow Diane is taking the day off and we are going to the Beverly Hills Peninsula Hotel for a late lunch early dinner like old people are supposed to do... I have a surprise for her at home she does not know it but it is a bottle of bubbly:)Wishing you a safe and healthy life and I look forward to your comments. GreetingsYou want your kitchen be a dreamcatcher To meet your needs and reflect your taste right up until the day you want to put your house on the market. You will be glad if you keep an eye on what the average home buyer in your price range is looking for. The consumer pleasing kitchen is one of the top home selling elements but even an expensive custom kitchen can distract if it is too individualistic. The right upgrades can return as much as 70 to 90% or more of the cost to resell to or at the time you want to resell your home. Don't over improve beyond what what is typical for new or improved kitchens in your home price range for instance $100,000 kitchen in a $150,000 house may not yield the financial gains you think it will I had resale time. When it comes to flooring, countertops ...

Black Beans & Rice Recipe: this is a bit time consuming, but worth the time and effort.  Debe Maxwell, CRS  here is the recipe for you:)I started out with dried black bean, soaked them for about 24 hours in water. Changed the water after about 12 hours and continued soaking them. Then cook the black beans in chicken stock & bone broth mixture for about an hour or more. (If you are pressed for time or it is too much trouble and time, then buy two cans of black beans drain them and rinse them.) the difference will be that the texture will be not as firm and tasty. Rather it will be a bit mushier)This can be done the day or two before. Once you are ready, take a couple table spoons or olive oil.sauté' an onion finely chopped with about 3-5 garlic cloves to taste.About two teaspoons of grou...

As most of my blog post readers know, thanks to Ricki Eichler McCallum  I'm back to reading, not just collecting, books again.  If you missed my review of her first book, Snow Fire,  (a story of murder, suspense and intrigue) I have conveniently attached a link to it at the bottom of this post for your reference.  Ricki also sent me a copy of the sequel, Snow Fire 2 Revenge & Justice, which I read just as quickly!  May I also add both books are autographed first editions, always a big plus in my book (pardon the pun). Not wanting to post any spoilers, may I suggest doing yourself a favor and buying both books.  When you finish the first book, you are left with many unanswered questions and you crave closure!  Hence if you have the sequel already at hand, you'll be able to delve right in ...

Throwback Thursday's: memories can get foggy at times... I had a great conversation with one of my Active Rain Friends today. We reminisced about the days we saw each other in Boston... after I hung up the phone One Drive was sending me photos.Ironically, I could not remember the year or the month we got together. We were talking about our friend Grant Schneider  and his wife. Sadly, he is looking down at me as I write this post. Hope Phillis is doing OK since he was her care giver as far as we could remember. It was around 2018 or so and the photos did not show us with Grant Schneider  or George Souto  or Debe Maxwell, CRS  to name a few. Instead, I saw photos of our old friends from the Boston Days and of course lobster and clam photos. So, if you were at this meetup, please include phot...

The lightbulb burned out on my Ceiling Fan....easy fix... Not! Well first I needed to take off the cover. Thank you to Mr. Google, I managed to take off the cover. Yes, nine years is a good run for the light bulb. Now look at this light bulb.... off we go to Home Depot.... then back home... Go figure that did not fix the problem. BTW this is not what I was expecting when I took the cover off.Well maybe it is the remote-control battery.... go figure I take the remote control apart and it falls apart.... Back to Home Depot. clearly, they do not have that type anymore.A new universal remote control is invested into the project. Unfortunately, you need an electrician to replace the old contact with the new contact. So a simple lightbulb replacement will turn out to be a bigger project. Now w...

Throwback Thursdays: look at these two moments... the photos reminded me of some great moments. In 2014 I listed a home in Bel Air, CA in the 90077 zip code, the sellers were my previous buyers. Long story short the new buyers bought the home with a different agent. Two years ago they reached out to me and we searched and were patient and this year they bought their new home with me. It is a long story, and I will just leave it at that. Now go figure a year before that Diane and I were sitting enjoying lunch somewhere in Los Angeles. She loved the food. Clearly it did not leave me with a memory as to where we had lunch. Nevertheless, it was good and the year was exactly 10 years ago.  Wishing you a safe and healthy life and I look forward to your comments. If you are looking for a knowled...

How long does it take to get approvals to build on vacant land in Los Angeles? As a vacant land specialist, you can imagine how often I am asked this question.  If I'm not asked, then I bring it up in my first communication with any potential buyer.  Transparency is important, particularly if a potential land buyer comes from a different state or country where the approval process is less than a hundred days which is vastly different than here in Los Angeles. When I started selling land 26 years ago in Los Angeles, approvals from the Los Angeles Building Department would take approximately 8 months from start to finish. While 8 months seemed a long time, the logical and acceptable explanation was that most of our land is hillside, hence the Department wanted to be certain that a proposed ...

Speechless Sunday: Which photos do you like better? Just as a background the other day I spent about 4.5 hours at Verizon transferring my Samsung Galixy7 data to my new Samsung Galaxy S23 phone. Well, that is another post to be covered later. One of the new features of the S23 is that there are food foto features. Now with that said please tell me which photos you like better the Featured one? or the one above. Will do the same for the ones below too:)Again, thank you for your input.  look forward to your choice:) The reason I am so curious is because one of it is regular photo and the other according to my new phone camera is "food photo" feature:)Wishing you a safe and healthy life and I look forward to your comments. Having the right tools is critical not just in real estate but in cooking as well.... Tonight's meal was interrupted with a few technical issues, nothing that I could not overcome thanks to having the right tools.Well, the Pizza Stone cracked in the middle of my baking.... Keep in mind my meal was inspired by Debe Maxwell, CRS  about the Maryland Cauliflower Crabcake Pizza Recipe. Since Diane loves Crabcakes from Maryland thought this would be a great way to finish up her birthday vacation. Anyway, as you can see the pizza stone decided to retire tonight:)  The prepping took a bit longer, but I anticipated it and planned for it, based on the recipe.... The most important part Diane loved the result and felt bad that my Pizza Stone decided to retire:) Now all things considered despite th...

Wordless Wednesday: the Birthday celebration continues... well tonight I decided to do Maryland style crabcakes, with a small lobster tail. The frozen potatoes were baked at the same time as the vegies.... one green zucchini and some mushrooms covered with parmesan cheese and olive oil....Yes, I also  made clarified butter with infused garlic and thyme for the lobster tails. Yes and let's not forget, I made a new version of tartar sauce for the crab cakes. Keep in mind this was after having a flat tire and opening another escrow to name a few today.  Wishing you a safe and healthy life and I look forward to your comments. The countdown has started Friday for Diane's Birthday... she started receiving gifts in the mail. I figured I would start it early too. Now with that said the package from Shari's Berries arrived. Gratefully I also ordered different flavors of Pretzels  she is more into that than chocolate covered Strawberries. Needless to say, we needed to have the formal celebration and I did not want to order a cake. Oh well, so we have been having one Strawberry after dinner.  Lesson learned stick with cupcakes and pretzels:) Wishing you a safe and healthy life and I look forward to your comments. What are you making for dinner tonight? Diane asked as we were driving home from Pasadena? Needless to say we were both hungry heading back from Vroman's Bookstore. So the conversation turned to would you like Peruvian Scallops? She wondered if I had some fresh ones and broke the news that they were frozen. The next question was would you like rice or pasta? Funny question why ask an Italian pasta or rice.Well, you guessed it was pasta. I did not have pre-made sauce, so I had to scramble and only spent two hours reducing the sauce and adding leftover caramelized onions I felt safe it would be fine. Then I added frozen peas to sweeten it more and of course the Peruvian Scallops.Once she was close to finishing feeding the animal farm, I asked for a 15-minute notice. Yes so, I can boil the...
