As a short sale specialist in Menifee and the surrounding area, I keep up on the latest laws that will have an effect on my clients overal well being when it comes to short selling their home. The most recent law that passed as of July 15 is Senate Bill 458 signed by Governor Jerry Brown. The new bill is especially advantagous for borrowers that not only have a first but a second leinholder on the property. The bill states that a short sale approval will accept the pay off as the amount in full on any outstanding balances currently due to the mortgage company. A perfect example of where this helps a client is when you get an approval from the first lienholder and they agree to pay X amount to the 2nd lienholder, however the 2nd lienholder holds out for more and/or may go back to the bor...

The obvious question is...can I continue to collect rent from my tennants while not paying my mortgage? Is it legal to do this and are their any liabilities that comes with it? I always tell my clients that I am not an accountant or attorney and cannot give tax or legal advice.  Therefore, I simply cannot answer as to whether or not it is legal.   Menifee CA, Here is a great question a client once asked me. 'Why Do Short Sales Fail? The client further went on to state that they heard that over 70% of short sales fail and wanted to know if this was a true statistic. It is true that alot of short sales fail, however those statistics are for individual short sale offers submitted to lenders. If the first offer on a short sale is turned down then either the first offer is negotiated to reach an agreement or another offer (called a back up offer) replaces that first offer. Buyer's are anxious and may get impatient, but take the time to discuss the pros and cons of this approach. Right Now, New Homes Riverside County will have standing inventory that they will be willing to make deals on.  I regularly visit the sales offices to find out what's going in the community.  Calling on the sales offices in person is the only way to really find out what's going on and what deals can be made as far as what incentives the builder will be willing to throw into the deal. Spring and Fall are my two favorite seasons.  I know Summer can get a little cooking but that is also when the Menifee real estate markets hits its peak.  I think we are already starting to see increased activity and a slight increase in property values.
