I have been chomping at the bit to write this monthly report as the market in Mill Valley is bursting with positive indicators. The number of homes sold in the Mill Valley, California real estate market rose nearly 50% over the prior month. Mill Valley's touchstone price band ($1 million to $2 million) appears to be striding towards normalcy. Not only is seasonal inventory healthy (with more homes for sale than last year), but so too is the percentage of homes in escrow (see below - it is hard to believe!). With most economic indicators pointing towards recovery, the collective thinking among buyers is that now is as good a time as any to buy a home - whether it is a first home or a move-up home. If you're in Marin County stop by Horse Hill in the Altos section of Mill Valley I love cruising the back roads of Mill Valley to find the little gems that make up such a marvelous place. Today I cruised up to Horse Hill in the Altos section of Mill Valley. Altos is small neighborhood to the East of E. Blythedale. Its in the flat lands of Mill Valley and it seems that its much warmer in this neighborhood than a lot of other neighborhoods. Homes vary in price from the upper $500s to $1.895M. I absolutely LOVE Mill Valley, CA and the quality of life this small community gives you! Mill Valley is like one of those small towns that are reminiscent of my youth when I grew up in the late 60's early 70's, barefoot and running free, riding my bike from one neighborhood to another.  Mill Valley is surrounded by redwood trees, hills, mountains, the San Francisco Bay and the Pacific Ocean.  It's a town where you can send your kids off to play in the many surrounding parks bike paths and trails while feeling completely safe about where they are.  Seems like the word "safe" would be a misnomer especially when you are talking about kids growing up in the Bay Area but really Mill Valley in Marin County, CA is an incredibly safe and wonderful place to raise your children. The average original asking price of these homes was $1,167,035. The range of final selling prices of these homes was from a low of $378,000 to a high of $2,190,000. Of the 26 homes that sold (4 of which were distress sales) 5 sold at their original asking prices and 6 sold over. It took these homes an average of 102 days to sell. The number of home sales in the Mill Valley, California real estate market held exactly even in February – 16 trades (February usually has lower sales totals because it is a short month with two legal holidays and bcause January tends to have weather which limits buyer activity). Based on last month’s total sales, we currently have an overall inventory of homes sufficient to last 5.1 months (absorption rate). This number is higher than last month because of the large number of homes that came on the market very recently. The average original asking price of these homes was $1,688,225. The range of final selling prices was from a low of $625,000 to a high of $4,000,000. The number of home sales in the Mill Valley, California real estate market slipped to 16 listings sold, compared with 27 in December 2009. Based on last month's total, we currently have an overall inventory of homes sufficient to last 3.7 months (note that several homes came on the market very recently). This is a big reduction from the absorption rate from May 2009, which stood at well over 8 months. Indeed, the number of homes for sale in Mill Valley remains very low at 63. Meanwhile, asking prices have held steady over the past quarter and stand now at about $605 per square foot. The above graph tracks sales prices vs. listing prices over the past 2 years in Mill Valley for homes under $2 million. The average original asking price of these homes was $1,226,885. The range of final selling prices was from a low of $320,000 to a high of $2,075,000. Based on last month's total, we currently have an overall inventory of homes sufficient to last 1.96 months! This is a HUGE reduction from the absorption rate from May 2009, which stood at well over 8 months. Indeed, the number of homes for sale in Mill Valley is an extraordinarily low 53. Meanwhile, asking prices have held steady over the past quarter and stand now at about $610 per square foot. It remains to be seen whether this rise will translate into higher sales prices. For the month of December 2009 30 homes (5 of which were distress sales) sold in Mill Valley for an average final selling price of $946,792. The average original asking price of these homes was $1,094,447. The range of final selling prices was from a low of $321,000 to a high of $2,165,000. Of the 30 homes that sold, 3 sold over their original asking price and all others sold for less than their original asking price. It took these homes an average of 141 days to sell. Based on last month's total, we currently have an overall inventory of homes sufficient to last 3.1 months (significantly lower than last month) - this is called the absorption rate. This is a HUGE reduction from the absorption rate from May 2009, which stood at well over 8 months. Indeed, the number of homes for sale in Mill Valley is a very low 75, typical for this time of year. Meanwhile, asking prices have seemed to stiffen over the past quarter. The average original asking price of these homes was $1,342,820. The range of final selling prices was from a low of $363,000 to a high of $3,120,000. Of the 25 homes that sold (4 of which were distress sales) 2 sold at their original asking price and 2 sold over their original asking price.  The remaining 21 homes sold for less. We know from past experience that in down cycles, once the San Francisco housing market recovers, there is a domino effect on surrounding communities. Accordingly, in our current cycle, we believe that our best leading indicator regarding a healthy, appreciating market (particularly in Southern Marin) will be the home sales environment in San Francisco. And there can be no doubt that the San Francisco market has improved dramatically in recent months.
