It is apparent that below $400000 , the sales are very brisk and the supply cannot even catch up with the demand. However above 3 million, we have a glut of homes . Millbrae is one of the coveted cities within our market, with great schools, a lively downtown and easy access to both US 101 and 280.  Sitting near SFO, at the hub of BART and featuring great weather, what's not to like?  How about the median price for a single family home?  Hum, yes, that could be an issue in today's market, especially when it's been going up and not down like so many hope for.  Altos Research's report for last week's real estate market shows the median priced home was $1,122,500 for a 58 year old 3 bedroom 2 bath home sitting on the usual 6000 sqare foot lot.  This isn't a huge house, since it's likely to be around 1600 square feet.  The median price is trending upward and has been for several weeks. Now, what's median today will change next week since it depends on...

Last week Millbrae had 50 houses for sale.  They were on the market for an average of 68 days, and the number of homes coming to the market  appears to be moving upward.  Prices are trending downward, yet most homes inMillbrae are selling for over a Million dollars today.  A far cry from how this city of about 20,000 use to be, where modest homes housed families of modest means.  Not today.  The median price last week was $1,087,500. Millbrae is considered a flat Cold! Well, it's official.  Millbrae is a Warm Buyer's Market.  Last week the median priced home for sale in Millbrae was $1,095,000.  Prices eased down a little bit but it's not expected that we'll see much lowering of this median price, so it's a good time to buy if you are serious.  So what does this mean?  The average days on the market have dropped a bit, to 53 and one third of all listings have seen price reductions!  There are 43 houses for sale in Millbrae proviging a good selection of homes across the price spectrum for serious buyers. Millbrae offers top  schools, and is an easy commute to San Francisco and the Silicon Valley.  Add in that it's the end of the BART line and close to SFO and you offer a winning combination. One of the ways we see whether a market is shifting is by looking at stats, like those I wrote about yesteray.  Another way is by the amount of traffic we see during an open house.  Last week the traffic was off on this property as compared to the previous two weeks, so we are thinking that maybe the market is taking a rest.  Others in our office remarked about less traffic through their properties as well so it wasn't just us.  This weekend we're holding this house open again and looking forward to talking with prospective buyers.  It's a nice way to meet people who are thinking about buying a new home and who really want this area we're in, the Mills Estates. It's time for an update on the real estate markets around the mid-Peninsula.  Let's start off today with Millbrae, 94030.  There were 39 homes on the market last week.  The average time on the market was 53 days, which believe it or not, is an improvement from previous weeks.  The median price for was $1,248,000 (this is for single family homes).
