The market has changed to a sellers' market. A sellers market is when there are more buyers in the market than available inventory. Which sums up to the higher home prices due to more demand than supply. In this current market, sellers are receiving multiple offers from homebuyers, which makes the market more competitive. If you are a FHA financing recepient...I've compiled some tips that may make your offer more attractive: Choose your agent wisely: Choosing an agent that is familar with the FHA process, rules, and regulations will save a home buyer a lot of time. The right agent will know which properties will qualify for FHA financing. It is important to note that distressed homes are sold As-Is, so chosing a home that meets FHA requirements is half the battle.  Homebuyers...be sure ...

Farmers Markets and Fruit Stands in Stanislaus County - Part 3 Part 3 of my Stanislaus County Farmers Market series is about the Modesto Certified Farmers Market.  This market is held every Thursday and Saturday in downtown Modesto and runs from 7am to 1pm. This market has been existence for more than 30 years having been established in 1979.  The market is held on 16th St between H and I streets. In addition to all of the fresh fruits and vegetable stands there are several food vendors at this market.  One of my favorites is the Greens Market booth where I enjoyed a breakfast wrap along with some Killer Bacon on a Stick.   And oh yeah, a salted caramel brownie too. Another feature of this market are the cooking demonstrations by local chefs.  The chefs at each market will make somethin...

I'm sorry that I haven't had much time to write a blog post and hope to have some time to do so this weekend. Wow, it is getting so my wife hardly recognizes me lately. lol - I'm not complaining, I'd much rather be busy than not. We have some very interesting homes going on right now, one in the Oakland Hills that is huge. An older home had been razed and a new home started in it's place, If there was a piece of the foundation it wasn't available for viewing at the time of my inspection. In any case for other reasons it became a conventional loan and is proceeding as a conventional deal. Yes, it still needs to be completed. The Fannie Mae "HomeStyle" loan program  works just like the FHA 203k and we consult for both. It has some other nuances that make it more advantageous  under certai...

Another thing we are famous for are many road side fruit stands and several farmers markets.  In this part of the state you can go to a different farmers market almost every day of the week.  On some days you can even find more than one farmers market. This is the first post of what will be several about area farmers markets.  Today's farmers market is the one held...

Modesto CA Real Estate Buy! That's what everyone has been thinking these last few years with Modesto CA Real Estate. It's a buyers market for low priced single family homes. The median price for homes in Modesto CA is approximately 130k. That's not a bad price to live in an area just miles East to the Sierra mountains with ski resorts, camping and fishing! A two hour drive West and you'll be at the mighty Pacific ocean!      In Modesto CA, real estate drove most residents here from the bay area. It was clearly cheaper to live here and drive to the bay area than it was to live over there. The economy here thrives on agriculture, Nuts to be exact. So many nuts that we have a baseball team called, "Modesto Nuts". It's not a large enough industry to employ as many people as the silicon vall...

Modesto Home Inspection - How to Caulk    Everyone thinks caulking is easy. Just squeeze the trigger and go, right? Actually, there are a few things people do consistantly wrong. Most people are under the impression that pulling while squeezing is the only way, but considering the surface you're caulking there is a better way. Pushing your caulking gun while squeezing provides a much better bead because the shape of the tube creates a smooth bead all by itself, without having to run your finger down the joint. I think everyone has ran out of "clean fingers" a time or two when caulking.     *drawn by Andy E. Lee using corelDraw      Notice the small triangular area in the bottom left of the picture. That is the result of a perfect glazing bead. This practice is best for glass or smooth t...

Door Repair Modesto, CA    My dad was born in 1927 in an old farming town back in Minnesota. He had a lot of old sayings and one of them seemed to follow me everywhere I went. "Were you born in a barn?" I never closed the doors behind me, I was a kid and didn't really think about anything behind me very much. Now that I'm older and have energy bills, I think more about what dad meant when he asked if I was born in a barn. Drafty?  Being born in a barn means, Close the door behind you! The draft is what dad was referring too. It takes about 30 minutes to cool a house and about 10 to heat it back up if you leave the door open. (actual figures vary) That means if you leave the door 30% ajar, your not heating or cooling anything!  When I am doing a door repair, Modesto CA is not a very draf...

Modesto CA Weather      When you look at a roof top and see frost you might think it is chilly inside but on the contrary, it's just the opposite!     Modesto CA weather can't make up it's mind, neither can most of San Joaquin County. We're not sure if we should turn on the A/C or the HEATER. At any rate, this time of the year is great for determining whether or not your attic is sufficiently insulated. In an attic with poor insulation, heat rises in the home and penetrates up into the attic and out the roof, melting any ice accumulation. If the attic is insulated properly, the heat will remain in the home longer and have a difficult time breaking through the barrier of insulation in the attic. This reduces your energy bill significantly!  A keener eye will show you the cold spots on a ...
