What is a Short Sale? A short sale is when a homeowner sells their house for less money than they owe on the mortgage or mortgages. Short selling is an alternative to foreclosure for homeowners/borrowers who can no longer afford to keep mortgage payments current. Sometimes, to avoid going through the costs of foreclosure, a lender will authorize a short sale by allowing a homeowner to sell the home for less than the mortgage owed. Simplified Steps of a Short Sale: Homeowner signs a listing agreement with a real estate agent. This short sale listing agreement is subject to third-party/lender approval. The home is marketed to buyers. Seller accepts a buyer's purchase offer subject to the lender's approval. Seller's lender accepts the buyer's purchase offer, which is less than owed on sel...

Look around Moreno Valley ... from its dynamic industrial area, abundant retail centers, attractive neighborhoods sprinkled with parks and schools, to nearby rolling hills, majestic mountains and sparkling lakes ... and you’ll see a family-orientated, fast growing city that lives up to its motto: People, Pride, Progress. A relatively young city, its rapid growth in the 1980s and the first decade of the 21st century made it second-largest city in Riverside County by population, and one of the Inland Empire's population centers.

Moreno Valley Real Estate The Moreno Valley real estate market has been extremely volatile in the past few years, from foreclosures, short sales and standard sales as well. But Moreno Valley real estate transactions are still happening in spite of the market crash and tough market conditions. While it is true that many unfortunate Moreno Valley homeowners are losing their properties to foreclosure, foreclosing banks and lenders are not in any hurry to list their Moreno Valley foreclosed assets for sale. Banks have slowed the resale of their Moreno Valley foreclosures to a trickle to keep the real estate marketplace competitive for buyers and to not flood the supply. It is a great time to buy Moreno Valley real estate if you have the resources to do so, but there are many buyers and inv...

This one little home in Moreno Vally has 18 offers....and has been on the market for 80+ days, and has fallen out of escrow 3 times already! (Listed at $139,900). Why?   Because the banks want to sell to owner occupants and for one reason or another they cannot qualify! My cash investor thinks that it just has not had any offers and the bank is foolish for not accepting his cash offer of $120,000.00. Moreno Valley, CA former city manager, Robert Gutierrez, was paid $459,468 for salary and severances in 2009.  I recently read an article on Bloomberg news that stated the former city manager of Moreno Valley, CA was paid more than twice of what Govenor Jerry Brown is paid. This is eerily sounds like the infamous Robert Rizzo case in which Rizzo paid himself $1.7 million to run the Bell, CA, a city of 38,000 residents.  Moreno Valley, CA is a city of 193,000 residents, 450 employees, about 60 miles outside of Los Angeles, CA. Compare this with the State of California that employess around 350,000 employees and has over 37 million residents. One would think that the leader of California would make alot more than the leader of Moreno Valley, a city that has less than 1% of of the states ...
