As you may have guessed the 203k loan program is alive and well in Morgan Hill as it is all over the Santa Clara Valley.  Homes these days most always need some amount of work. The most often used solution is the FHA 203k loan program. It is versatile in that you can use the Streamlined k for light repairs up to about $34,200... NOT the $35,000 limit that is stated boldly in the guideline. That is  a confusing number as you read the smal print it must include costs and fees which typically run about $800. If you get a bid for $34,997 as we did recently, the lender is forced to push it through the check valve which is a one way valve to the "full 203k"  What that means is that this just turned into a "full 203k and there is no going back. Cycling in Gilroy and Morgan Hill, California It was another great day for a bike ride here in the Silicon Valley. The hills are golden, the reservoirs still full and the indian summer days warm.  I was lucky enough to take a bike ride with my girlfriends this morning before I headed into the office for a full day of work. My work hours may be flexible but I still have to do the time. Eagle Ridge Golf Course Community Activities - Cycling buddies The gated community in Eagle Ridge Golf Course is active in all type of activities.  I love to cycle here in our beautiful surroundings; the hills, reservoirs, and wineries. There are always a number of cyclists on the road so please, share the road! I get on my Klein bike a few times a week and meet up with friends and neighbors. There are a number of different routes all around Gilroy and Morgan Hill and there is something for every fitness level.  Earlier this summer I started a cycling group geared to beginner cyclists here in Eagle Ridge and we meet weekly on Wednesdays.  It is an easy, flat, on smooth black top ride with a stop at the coffee shop at First Street Coffee in Gilroy. Summer is almost over for Gilroy public school students who will be going back to school on Monday, August 22nd. Morgan Hill public school students will have to end their summer sooner than that.  Morgan Hill's school district want their students back in school on Thursday, August 18, 2011. This Morgan Hill Market Report is a real estate update for homes for sale in Morgan Hill, homes pending sale and homes sold in Morgan Hill during the month of July 2011.  Also included in this report are monthly statistics for home list price versus home sale price for homes sold in Morgan Hill since January 2008.
