Mobile homes appeal to many people who appreciate their lower initial cost, ease of upkeep, friendliness of park living, etc. But rarely are they considered to be a true real estate investment. In fact, they are more likely to lose value than to appreciate, as stick-built homes normally do.   Check out Morro Bay's family-friendly Kite Festival, scheduled on April 28-29 by Morro Rock.  Going strong for the sixth year, this year's festival will include food, arts and crafts. The Blessing of the Fleet is an event that takes place every year in Morro Bay.   This year, the Blessing of the Fleet is scheduled on April 22nd, which begins @ 12:30 p.m. from the North T-Pier and continues through the harbor.  While flowers are showered with good wishes and blessings on families and boats of the fishing fleet,  the Blessing also includes remembering those lost at sea. Following the Blessing, visitors are invited to enjoy a community potluck bar-be-que that's hosted by the Morro Bay Commercial Fisherman's Organization at the Morro Bay Veterans Hall. Review of Home Sales & Median Sales Prices in Morro Bay : 2009 to 2011   2009 2010 2011 Sales 108 112 158 Median Sales Prices $509,750 $451,000 $400,000 Avg. Days on Market 151 128 144   A review of the past three years' median sales prices in Morro Bay shows an almost consistent decrease in sales prices.  In 2010, the median sales prices declined by about 11.5% when compared to the same period a year ago.  A year later in 2011, the median sales prices dropped by about 11.3%. The lower sales prices probably led to the spike in the number of homes sold in 2011 where 46 more homes were sold, or an increase of about 41%, when compared to 2010.   These beautiful coastal communities are still struggling to overcome economic issues and begin a real estate rebound. Looking at single-family homes, condos, and PUDs, prices have drifted downward since the first of the year. Price per square foot has gone from $337 to $262 at the end of November.   Prices on for sale versus sold homes have been somewehat erratic. For sale prices have maintained an average in the low to mid $700,000 range, while sold home prices have jumped from $554,000 to $429,000 to $639,000, finally ending up at $452,000 at the end of November.   The big improvement, however, has been in the inventory of available homes for sale.
