overview Today I reviewed the Mountain View's Single Family Real Estate market of April 2008 compared to April 2009 shows some interesting economic changes: 1.) The homes inventory rose to 101 this year from last year's 55.The sold homes are grow from 15 last April to 20 this year. 2.) The average price of Mountain View homes this year has lowered to $860,400 from last years' $1,106,718. The median price on Mountain View homes has dropped from $1,072,625 to $837,500. 3.) It takes average 52 days to sell a Mountain View home, but last April was 29 days. With all the numbers that show this month we have almost double the Mountain View homes for sale and about 5 more homes actually sold. My favourite thing to do is to walk and hike in the beautiful parks surrounding me. I have discovered another amazing park that is great for the whole family. It includes a children's playground and trails just waiting to be explored. Have a look at the video I took of Creekside Park in Mountain View . Mountain View Condo/Townhome Home Market Update 03-29-09 As of today this is the snapshot of the Mountain View condo/town home market:   83 Active listings 27 Pending sales 10  Closed sales this month   What does this mean? There has not been an increase  in inventory this month, with 83  active listings  instead of in the high 60's. The ratio of pending sales to active listings is holding at about 2.5 to 1. There are 37 listings under $500,000 and 21 pending sales in this price range and only 6 pending sales over 550K with the highest one being $629K at the new development Gables End. Mountain View Condo/Town Home Market Update 03-14-09   As of today this is the snapshot of the Mountain View Condo/Town Home Market   •75    Active listings 22 Pending sales 6  Closed sale this month   What does this mean? There has not been much increase in inventory this week. Active listings are up by 1 and pending sales are down by 1 in the last week. The ratio of pending to active is about 1 to 3 ratio which is not too bad.  Unless this changes the market should stay fairly stable at soft but not horrible. There has not been much change in inventory this month. Active listings are up by 3 and pending sales are down by 1 in the last 2 weeks. The Mountain View Whisman School district receives the core of its financing based on the average daily attendance of it's students.  In short, it is a Revenue Limit funded district.  Revenue limit income is a combination of local property taxes and state money.  As property taxes increase, they are offset by a reduction in state money.  A district that relies solely on local taxes becomes a basic aid funded school district (ie. Palo Alto Unified).  For further information, read the Guide to California's School Finance System and/or California's school finance system. The Multiple Listing Service is the most reliable source of local real estate market information.  The following information was take from our local MLS provider (ProMLSlistings.com) and is deemed reliable but not guaranteed.   There are currently are 91 single family homes for sale in Mountain View.  Of these, 14 are under contract.  Therefore, 77 homes don't have buyers.  At the current rate of absorption, we have over 6 months of inventory. Below is the annual listing and sales activity for single family homes in Mountain View for each year since 1998.  As one can tell, sales numbers are down substantially from the 11 year average of 340 by 105 homes or 30%.  The number of homes listed is also down but not as drastically.  They are down slightly from the 11 year average (452) by 35 h...

Condo Market Update 01-25-09   As of today, here is a snapshot of the condo market in Mountain View:   •62     Active Listings •28     Pending Sales •2        closed sales in last week   What does this mean?  Well, there has been another big jump this week in pending sales. Last week there were 61 active sales, and 19 pending sales. The active sales only increased by 1, but the pending sales went up by 9. Not only that, but we are very close to the 1-2 ratio of active to pending sales that I think will stop the bleeding of home sale price decreases and if continues may portend an increase in sales, at least at the lower end. The thing to watch is will be, is the inventory of homes over 80 active listings, and how are the pending sales going? Even if the active sales stay under 70, if the pending sales do not go up to at least 3 active for every pending listings we will see some more price decreases. If we can get up to 3 to1 we won't see much change in prices. If we go better than 3 to 1 we will see appreciation....

Mountain View Market Update 01-02-09   As of this morning this is the snapshot of the Mountain View real estate market   Single family homes:   Active listings:  57 Pending sales:   9 Sold last week: 1   Condos/town homes   Active listings:   57 Pending sales:    12 Sold last week:   4     So what does this mean? Not too much. There would normally not be too many closed sales at the end of the year because of the holidays. The condo market and the single family home market have a similar ratio of pending to active listings, although it is a little better for single family homes. Mountain View Ca. Market Update 12-26-08   As of today here is a snapshot of the Mountain View inventory of homes:   Single Family Homes:   64  active Listings 7  Pending Sales 3  closed sale in the last 7 days   Condos/Town homes:   60 Active Listings 17 pending sales 1 closed sale in last 7 days   So what does this mean? Not too much. There would normally not be too many closed sales at the end of the year because of the holidays. The condo market is still better than the single family home market with a significantly better ratio of pending to active listings in condos than single family homes. The inventory of both classes is shrinking, but that is to be expected as most sellers do not put their homes on the market at this time of year, preferring to wait until after the New Year. I...
