Mountain View Market Update 12/17/08   As of this morning this is the Mt. View market activity   Single family homes:   71 Active Sales 11 Pending Sales 2 closed sales in last week   Condos/Town homes   65 Active Sales 17 Pending Sales 3 closed sales in the last week   So, the single family home market continues to be very slow in Mountain View.  The ratio of 11 pending homes to 71 active sales is similar to last week, with the number of active homes extremely high for Mountain View.   Condo/Town home sales continue to outpace single family home sales. The ration of pending to active is much healthier than the single family homes ratio.  There is such a difference between conforming loan rates and jumbo loan rates that it may be why there is so much more activity in the lower costing co...

  As of Dec 8, 2008 the Mountain View market looked like this: Single family homes:   71 homes for sale 12 pending sales 4 closed sales in the previous week     Condo/Town homes   70 for sale 20 pending sales 2 closed sales in the previous week   What does this mean?   First of all there are a lot of homes for sale in Mountain View, which traditionally has more condo/town homes for sale at any given time because there are a lot more of those than single family homes. 70 is not a huge number for condos, but it is for single family homes. The ration of single family homes for sale to pending sales also shows a lot of softness in the market. For condos, the ratio is better. The Oak Park Condominium complex, located just west of El Camino Real at 938 Clark Avenue in Mountain View, consists of 62 units spread out over 4+ acres of Oak studded grounds.  Built in 1978, the complex consist of eleven 2+story buildings, a nice swimming pool and clubhouse.  There are thirtytwo 2-bedroom 1-bath units which are located in buildings 2, 3, 5, and 11 and thirty 2-bedroom 2-bath units which are located in buildings 1, 4, 6, 7, 8, 9, and 10.   Located on the street level of each building is an extra long 1-car garage.  Walk up two small flights of stairs (7 steps each) to reach the "first floor" units.  Two more small flights of stairs (7 steps each) and you reach the second and/or top floor units.  According to county records, the 2-bedroom, 2-bath units have 1069 square...

The Multiple Listing Service is our most efficient means to sell a home and the most reliable source of local real estate market information.  The following information was take from our local MLS and is deemed reliable but not guaranteed.   According to our local MLS provider (ProMLSlistings.com), there currently are 101 single family homes for sale in Mountain View.  Of these, 35 are under contract.  That leaves us with 66 homes that are actively being market for sale on the MLS.  Below is the listing and sales activity for single family homes in Mountain View for the first six months for each year since 2005. As one can see, over the last four years, listings have averaged 233 and sales have averaged 151.  However, there continues to be a downward trend for both listings and sales.  ...

At the Corner of Grant Road and Levin Road is a 15 acre property known lovingly as the "Pumpkin Patch."  For years it was used as a small farm that grew fresh vegetables which were sold at the on site vegetable stand.  During the fall, the site was turned into a large pumpkin patch (hence it's name) with small farm animals, hay bails and a train that took children amongst the thousands of pumpkins.  In December, the property was turned into a Christmas tree lot.  View Larger Map There may not be too many more opportunities to enjoy the fields of flowers at the Pumpkin Patch as Summerhill Homes is developing the 15 acre parcel into a 54-unit single family home subdivision.  I go by this site almost daily.  Today, I decided to stop and smell the flowers (actually take pictures).  I hope y...

As we all rush out to get those last minute gifts for family and friends (only 5 more shopping days until Christmas!), lets take one last look at the year end sales figures for one of my favorite areas of Mountain View - Area 209.  Not to be confused with Area 51 in the Nevada Desert (see photo to the right), Area 209 (as it is defined by our local multiple listing service) is a series of smaller neighborhoods located west of El Camino Real in Mountain View (see map below).  Area 209 consists of tracts with names like Blackfield, Cuesta Park, Varsity Park, the Todd/Gilmore area, and the Trees (unofficially named that way because the streets are named after trees).  Lots average about 6500 sf and homes average about 1400 sf.  There are several streets where both the homes and the lots ar...

Billionaires and their airplanes have been a contentious issue in Silicon Valley for years, and, recently, it was disclosed that Google billionaires Sergiy Brin and Larry Page struck a two-year, $2.6 million deal to use Moffett Field for flying and landing their 767 jet.  Residents on this flight path in both Mountain View and Sunnyvale have expressed concerns about the approval process (specifically the fact that neither they, nor their city councils, were consulted).Back when FedEx was Federal Express, the company wanted to run flights in and out of Moffett Field instead of San Jose because that airport had curfew hours preventing early morning flights.  Locals weren't amused and an alliance was formed with members in Los Altos, Cupertino, Sunnyvale, and Mountain View.   Even after th...

Last month, homes (including condos, townhomes, and single-family homes) ranged from $317,000 to $1.85 million.  In my Mountain View Housing Market Update - August 2007, I go over how much home that money will get you and how much higher the median home prices have climbed year-over-year.   Last year, most homes received almost full value on their asking prices (99.28%).  How much more they received this year may surprise you, but that was in a time before higher jumbo mortgage rates.

I'd completely forgotten and now I was regretting it.  I pulled in past the gate to Shoreline Park, which hasn't been manned in years --- or at least I hadn't seen anyone there --- and into the parking lot where they fly all those beautiful kites on Saturday afternoons.  You can see the giggling children and the families gathered around a wound-up piece of string as it's whipped through the air by the acrobatics of its airborne companion.  At least the people who could find parking could.  Me?  I'd forgotten that there's only one way in or out of this parking lot and, since I'd pulled all the way through, I was about to take the hardest driving test I'd had to face since parallel parking as a 15 year-old: reversing 50 yards past families with toddlers hypnotized by the mylar tails of k...

While folks are moving into the Bedford Square master-planned community in July, they've already sold out the first of their six phases.  Its location in Mountain View right along the border of neighboring Sunnyvale is close to many major employers in the Silicon Valley.Even in the rain that day, it was a noticeably short walk to Verisign headquarters, Symantec (formerly Veritas headquarters), Vernier Networks, and KPMG.  Though driving there from Bedford Square would make even the least green people in California feel guilty, Bedford Square is tucked away so that it doesn't feel like an extension of the office.The local VTA station and local bus stop pictured above are close as well, right outside the KPMG office, but far enough away where there is no noise impact.  And the Silicon Val...
