Ironstone Winery Concerts 2014   Ironstone Winery in Murphys Ca has announced two concerts for the summer of 2014.  This is one of the nicest places in the area to see a concert.   The amphitheater is located on the beautiful grounds of the Ironstone Winery in the Sierra Nevada foothills. I have been to several concerts there over the last few years and always have enjoyed myself.  Murphys is a great place to come up and make it a whole day of fun.  There are dozens of wineries, such as Twisted Oak, in the area that offer wine tastings of some very good wines.  If you want to try something other than wine head over to Marisolio Tasting Bar to try olive oils and balsamic vinegars .  There is also the famous Murphys Hotel Saloon where you can hang out before or after the show and enjoy an...

Murphys The Queen of the Sierra If you're looking for a place to escape the hustle and bustle of city life, but aren't quite ready for complete mountain seclusion, then Murphys is the place for you. Perfectly located at an elevation of about 2500 feet above sea level, Murphys is a desirable destination year-round. With charming cafes and shops, cobblestone paths, beautiful victorian homes, an assortment of wineries and a rich and colorful history, Murphys exudes an intimate feel. . Established in 1848, the town first served as a trading post and began operations in gold mining. The town still holds on to some semblance of its ancient past, and buildings bearing iron shutters and thick stone walls serve as a reminder of its history. The town has certainly changed in the last 165 years, b...

Stanislaus County Short Sales - Time to Get A Little Twisted I'm sure everybody in the world has heard of California's Napa Valley.  I have been there myself a few times.  The Napa Valley is beautiful and produces some world class wines.  Of course being so famous does have its drawbacks too.  Huge crowds is the first one that comes to mind.  Just try to talk to the person pouring the wine when the tasting room is wall to wall people. For a great change of pace and some great wines I have a secret.  Just to the northeast of Stanislaus County is Calaveras County.  Tiny little Calaveras county has some great wineries and great wines.  Just a quick trip up into the foothills of the Sierra Nevadas and you will be in wine country. Most of the wineries have tasting rooms in and around the tow...

Stanislaus County Short Sales - Why live in Stanislaus County? I am a Stanislaus County Short Sale Specialist and also a Stanislaus County Resident.  I have lived in Stanislaus County all of my life. There are many things to see and do in and around Stanislaus County.  One of my favorites is visiting the town of Murphys in Calaveras County.  Calaveras County is just to the northeast of Stanislaus County and just about an hour away. Calaveras County has lots of really great wineries and the town of Murphys is one of my favorite places to go wine tasting.  There are several tasting rooms right on Main St in Murphys. My personal favorite winery in the area is Twisted Oak.  They have some really good wines and it's always fun and informative to taste at either their winery or at the tasting...

Murphys CA - We recently negotiated a short sale on a VA Loan. After the appraisal is complete and all the other necessary document have been received, VA guidelines state the loan servicer should give us an answer within 15 days. The loan servicer took 65 days to give us an answer. That is a complete violation of VA’s requirements. “Oh, but that’s no big deal”, you might say. Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here. It is a big deal, because VA (and every single US Taxpayer) loses money as a result. VA insures VA lenders against loss, provided they follow their guidelines. VA is able to make an “educated bet” that they can issue these guarantees because they have laid out rules to control the lending and loan servicing environment....

Murphys CA - The Stop Foreclosure Institute recently received a question from Arman. Here is his question. I am a Seller trying to avoid foreclosure. My agent has a buyer and his offer is with the lender from last seven months. Now the lender told us that Fannie Mae investor refused the short sale offer and the house is going to foreclosure early next week. Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here. The lender’s own appraisal shows the house is worth $220K. The offer we have is for $150K. I told the lender that it is unlikely they will receive and offer for 250k after the foreclosure. She replied and said, "We or some of our investors will buy it"!!! I don't want a foreclose on my record. Is there anything I can do to stop the foreclo...

Murphys CA - Yesterday I gave you a good example of why you should "escalate" a short sale file. The Stop Foreclosure Institute took a short sale that wasn't going to be approved, pushed for an approval, and received it. As a result a homeowner avoided foreclosure, a buyer was able to buy the home they wanted, the bank reduced their losses, and we made a little money. There are a few problems you may run into when you attempt to escalate a file. Sometimes the negotiator won't give you their supervisor's info. They won't order a new appraisal or help you out. Most people would be at a dead end. Here is how to get their supervisor's contact info. Discover how other sellers successfully did a short sale and request a free consultation by clicking here. Call the lender's short sale 800 num...
