Quick answer, this is probably the best time to own a home vs. rent here in the Napa Valley but you might like to read on to see why. I am certain many of you here in the Napa Valley who have considered purchasing a home have wondered whether it was better to buy or rent. Here in the Napa Valley, prices are a bit higher than many areas of the country so some of what was in this C.A.R. Newsline article below may not apply. But, let us look at a typical situation here. In the City of Napa you can buy a 3 bedroom, 2 bath, 1,400 sf home in a good area for $275,000. The monthly payment including property taxes and insurance (PITI) for this home, considering 20% down payment and a 4% 30 year mortgage, is $1,371 per month.         As I opened my local newspaper this morning, The Napa Valley Register, I came across an article entitled "California Home Sales Jump In February".  This is BIG NEWS FOLKS.  This means that the amazing opportunity that has come out of the market these past few years could be fading.         HAVE WE FINALLY REACHED THE TIPPING POINT?  That is the million dollar question and many, if not most real estate professionals are saying YES!  With the rate home sales have been increasing it is likely that we will be seeing the California market switch from a buyer's market to a seller's market.  Meaning the opportunity buyers have could be quickly fading.           Is this a sure thing? Just finished reading a very interesting book about the City of Napa by Lauren Coodley with Paula Amen Schmitt titled "Napa The Transformation of an American Town". Couple of facts I discovered from reading it: "In 1924 Rudolph Boysen, a farmer and amateur horticulturalist, developed the boysenberry while living on Third Avenue, by combining pollen from a blackberry and "some other kind of berry." When he left for Anaheim in 1925, he took six vines with him, which he planted in an orange grove. His new berry was 50 percent bigger and juicier than the blackberry, but no one was interested until 1932, when George Darrow, a scientist from the U. S.
