Newport Coast Real Estate is moving in the right direction. If only sellers would price their homes correctly it would be doing much better. Take a look at how many homes today that are on the market have had a price decrease!!!! As of today August 5, 2010 in Newport Coast you will find: 94 single family homes on the market. Listed at average of $997.93 a square foot! This is the interesting part, 18 are in back up status (these are the most recent to enter into escrow) at $653.30 a square foot!! 12 are pending (this means they are most likely going to close escrow) at $645.00 a square foot. 36 have closed in the past 90 days at $621.37 a square foot. The St. Laurent community of Newport Coast is a very desirable area for young families to move to. Usually when a home comes on the market in this neighborhood the open houses are extremely busy. And buyers are eager to write offers. There are only 66 homes in the community so sales are few. Above is the typical home in the neighborhood. Today in the Orange County Register there is a report on Lorenzo Espinoza who committed mortgage fraud and filed for bankruptcywithout telling authorities he purchased tow Ferraris and a Lamborghini.  He was sentenced to 5 years in federal prison. This is really taking advantage of the laws.  However, Lorenzo Espinoza did get caught.  He is 43 years old and lived in Newport Coast.  He was also ordered by the United States District Judge Stephen V. Wilson to pay the Department of Housing and Urban Development restitution of more than $614,000. Espinoza and his friends purchased over 100 homes and managed to do so by mortgage fraud.  The properties were sold at inflated market values to straw buyers.  Espinoza and his associates made the down payments and in some cases submitted bogus tax...

A Newport Coast home sets a new record for highest value for a home at a selling price of $19,777,777.  The home is a 3 story mansion with ocean view on 3 sides of the home.  The home was in Pelicans Crest a gated community within Newport Coast. This sale ranks as the 13th highest home sale price in Orange County to date.  The second highest home sales price set its record in 2006 at $19,500,000.  That home was owned by Broadcom co-founder Henry T.
