If you’re crunched for time, you may be tempted to take a short cut and NOT order an inspection. Always get an inspection by a quality home inspector, even if your prospective home is brand new! Why? Because all homes have issues, and no house is built perfectly. Mike Holmes in his book, “The Holmes Inspection” reveals why brand new houses may have defects. And be sure to check the credentials, experience, and knowledge of your inspector. Remember that if you get your uncle, who’s a building contractor, to take a look, he’s not properly trained in all the aspects needed for a complete inspection. If you are planning to sell your home, some minor cosmetic changes can make your home more appealing to potential buyers.  The relatively small expense involved may be well worth your investment since your home could sell faster and for a better price. Consider the following suggestions from professional Realtors: Paint the interior walls a bright neutral color such as white or ivory. Paint the front door and put down a new welcome mat. Plant flowers everywhere and keep the lawn and shrubs neatly trimmed. Clean the carpets and polish hardwood floors. Replace all light bulbs and open drapes and window coverings. Keep lights on even during the day so the house is as bright and cheerful as possible. Put excess furniture in storage to make the house look more spacious.

2012 Nipomo CA Mid-Year Real Estate Market Update This is an impressive market report for Nipomo CA.  Comparing the first six months of this year to the first six months of last year, sales prices increased almost 7%, and list prices have increased 6.4%.  Price per square foot is up, days on market are down, and although the number of homes sold is about the same, the number of foreclosures edged down about 10%.  Short sales increased slightly. Nipomo continues to be behind the curve for improvement, but there has been some interesting action in lower-priced homes, REOs, and short sales. I've been showing these properties recently, and have discovered that many will get multiple offers and be in escrow (or what passes for escrow with a short sale) within a couple of weeks. Of course, many will fall out. But I was surprised to discover that my clients were not able to make offers on most of the homes they looked at because they were already contingent. If you look at the stats below, however, this does not show up.  Inventory is up to 8 months (definliety a buyers' market), prices are down somewhat overall (though improved from September to October), and home sales dropped off in October.
