Oak Park, CA Real Estate News

By Carmela Jacobs, Ventura Co., Los Angeles Co., CA, & Global Realtor
(Carmela Realty)
The median list price for a single family home in Oak Park, Ca for the week of September 9th, 2013 is $777,500.00  With inventory, days-on-market, and the Market Action Index all recently plateaued, the market is not sending a strong directional signal for the near-term outlook. Supply and Demand: In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory.  However, inventory is sufficiently low to keep us in the Seller's market zone so watch changes in the MAI.  If the market heats up, prices are likely to resume an upward climb. Carmela Jacobs is an ethical California Real Estate Broker with over two decades of experience helping hundreds of families make the right move. As a full-time Realtor she specializes in relocation, homes sales, luxury...

Home Price Trends in Oak Park CA for August 2013 Real Estate Market Home Price Trends in Oak Park CA for August 2013 provided by Jay & Michelle Lieberman at Coldwell Banker Residential Brokerage. Oak Park CA Home Pricing Trends The housing market in Oak Park CA for August 2013 is up just slightly with only 3 new active lisings as compared to July 2013, as lack of inventory has continued to increase pricing dramatically so far this summer.  Interesting to note that the total single family home listings in Oak Park CA right now at 32 active represents only 0.93% of the entire single family housing inventory of the City.  Additionally, being that no new homes are allowed to be added in Oak Park per the overall development plan, there is no new construction inventory to ease the buyer deman...

Oak Park Market Update - July 2013   Active Listings ------ 19 (+5) Contingent ---------- 10 (+0) Pending --------------  1 (-1) Sold (past 30 days) - 12 (-1)       July has been another great month for Oak Park Real Estate.  Listings are staying on the market a bit longer, giving buyers a little more time to find their dream home.  In addition, we have seen more price reductions this month, showing that homes are not selling quite as easily as before.  While the market is still active, it appears that it is leveling out at this time.  This is largely due to rising interest rates which are having a significant effect on the market.  Home that are priced well are still likely to sell, but the hot seller's market we have seen through the first half of the year has become a thing of the ...

Home Price Trends in Oak Park CA Real Estate Market Home Price Trends for Oak Park CA for June 2013 provided by Jay & Michelle Lieberman at Coldwell Banker Residential Brokerage in Westlake Village, CA. Oak Park, CA Home Pricing Trends The housing market in Oak Park CA remains very tight as continued lack of inventory has lifted pricing up dramatically in the last quarter, which is continuing through the summer months.  Additionally, being that no new homes are allowed to be added in Oak Park per the overall development plan, there is no new construction inventory to ease the buyer demand.  We have seen homes in certain areas of Oak Park rise from $320 a square foot to $350 a square foot in a matter of a few months, with the median list price at $344 a square foot.  As equity begins to ...

June, 2013 Market Report - Oak Park     The housing for June 30th shows that the market is slowing, and that higher interest rates are having an effect.  We have already seen interest rates rise a full point.  According to Mark Moskowitz, a top Real Estate Agent in Southern California who specializes in Los Angeles andVentura County Real Estate, the average buyer has seen their payments go up 25-30% for the same loan.  Mark noted that every day, his lenders are sending him revised qualification letters for his buyers.  Clients that could afford a $700,000 home are now qualifying for a home priced in the high $500,000 to low $600,000 range.   This definitely will affect home values.  The reason home prices have risen 15-20% in the first half of 2013 is due to the artificially low inter...

May home sales begin to decline in Oak Park.  The number of single-family homes selling in Oak Park went down this past month due to lack of inventory and rising prices.  The number of active listings on the market doubled from the month before.  Mark Moskowitz attributes this to more homeowners raising their prices above market value.  Market factors are working, and if sellers ask too much for their home, buyers may opt to wait it out for a better value on their purchase.  After June, we will have a better idea whether or not this is a temporary decline.  If home prices rise quickly, sales may slow down. Click here to find homes in Oak Park. There were 11 active homes in Oak Park at the end of May.  The number of homes closing escrow this month was also 11, a 20% decrease from April. ...

Oak Park CA is One of the Best Areas to Live Outside of Los Angeles CA   One of the best areas to live outside of Los Angeles CA is Oak Park CA. Why Do People Choose Oak Park CA? Oak Park CA is a really special place to live outside of Los Angeles CA.  It is nestled in the beautiful serene Santa Monica Mountain Range, about 45 minutes from the Westside of Los Angeles CA.  The area comprises approximately 17,500 homes and pursuant to the original development plan with the County of Ventura the area is capped out on homes to be built with the remaining land being controlled by the parks and recreation department.  This inability to build new homes really creates a very rare and exciting formula for housing demand here in Oak Park.  The area has a very rich history of land ownership and de...

This is an increase of 41% over March and the highest number of sales for the year of 2013. At the end of April, there were 51 homes under contract, one of the highest this year. There were 81 active single-family homes.   According to Mark Moskowitz of The Mark Moskowitz Team, one of the leading real estate agents in the Conejo Valley area who specializes in Oak Park real estate, the real estate market in Oak Park will continue to be very strong. One of the biggest draws to the area is the award winning school system.  We see a lot of families fleeing the high cost of private school in the Greater Los Angele...

Short Sale Homes In Oak Park CA Under $500,000 The short sale market is really drying up as many lenders in California are showing signs that they would rather work out a loan modification with an existing borrower than sell the property at a loss to their loan, largely due to the new law in California effective January 1, 2013 that requires a lender to choose between a foreclosure action or other loan work out.  Lenders are largely going down the loan modification path, as seen from the 63% drop off in California foreclosures in November and December 2012. There is a much smaller inventory of short sale homes in Oak Park CA under $500,000 due to this loan modificatin spike, but they are there and we can help you catch them in minutes. Oak Park CA is filled with beautiful new home devel...

Sophisticated Investors with Conforming and Jumbo Option Arm Mortgage RatesIsn't it true that in any economy there are those that profit no matter what.  Many right now think that if you took a Conforming or Jumbo Option Arm Mortgage Rate in California you are either a deadbeat or a moron.  Many would even make a moral judgment about your type, and that you are the scourge of the neighborhood for taking an Conforming or Jumbo Option Arm Mortgage Rate in California. But I know your secrets and I am going to expose your financial trickery right now.  First you are not a deadbeat, nor a moron.  You are in fact a sophisticated investor who learned how to beat the house at it's own game.  This was even better than the students from MIT who beat the casinos with card counting. You are a college...

Oak Park Unified School District, in Oak Park CA, is a "District of Choice".  What this means, is that parents from other districts can have their children  enroll in Oak Park Schools without having to obtain approval from their own district.  Many districts are unwilling to release their students to an out of area school because it will mean less funding for that school.Oak Park now has 1338 transfer students, or 33 percent of  enrollment.  The Oak Park school board voted at the September meeting to cap out of district students at 35 percent.  With all schools in California feeling squeezed financially because of less state funding, the District of Choice designation helps school districts increase revenue, as public schools receive funds based on size of enrollment.  Schools receive...

My Company was contacted by this Client to come and evaluate her current furniture situation.  The problem was, that ALL of the furniture was BRAND NEW!  That's right, it had just been purchased within the past few months.  The problem was that she had trusted another Interior designer who had selected pieces that were far too large for the space.  Once the Interior Designer realized her error, she essentially disappeared leaving the Home Owner to fend for herself to try to make everything "work" or "fit" into the space.  As you can see,  the Home Owner just put everything where she thought that it would "fit",  but nothing here "works".  She was ready to buy ALL NEW  furniture a second time just so that she could actually live in her own home.     Re-Designed to Perfection Our Team...
