Oceanside Real Estate Market Report for December 2010  The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.  Media reports speak in general terms, so information may not represent the reality of the local Oceanside real estate market. When you visit Oceanside, CA it's worth seeing the city harbor and dining at The Monterey Bay Canners Restaurant.  The harbor in Oceanside is quaint with a small town feel and reminds me of the small harbor towns in New England.  It is picturesque and relaxed with small shops to visit, restaurants, and see a number of boats and watercraft that are moored there year round or for a short stay.                   At Monterey Bay Canners you can have fresh caught fish prepared with local ingredients- always a solid choice.  The menu includes other tasty delights from the sea like shrimp, calamari, crab, and cioppino.  I went for brunch with my wife, daughter, and mother-in-law on a leisurely Sunday morning.  Having lived in Carlsbad for the last 20-plus years, I had not visited the harbor be...

The Mission San Luis Rey de Francia also known as Mission San Luis Rey was founded in 1738 in coastal Las Californias. Today the present name in which the mission is located is Oceanside, California. The San Luis Rey was one of the missions in its prime! The structures and services compound covered 6 acres of land. The mission still holds the nickname “King of the Missions.” This amazing mission is a national historical landmark! For more information regarding the San Luis Rey de Francia please visit the link below: http://www.sanluisrey.org/ Another great piece of history! CHEERS

If you live in Oceanside, San Marcos, Vista, and any other part of North San Diego County, and you are required to sell your home in this climate, you may be learning more about the term short sales. I received a phone call this morning from a gentleman who is required to sell his home now as an Oceanside Short Sale because he received a fantastic job offer on the east coast. Who knew that there were jobs available when the national unemployment rate is at 9.8%? Good for him and it sounds like a great opportunity. You see, not everyone who is ‘upside down’ on their mortgage and owes more to the bank than their property is worth is actually suffering from a hardship. There are other legitimate reasons that people need to sell their homes that have absolutely nothing to do with job loss...

I have read a lot of articles on getting your house ready for sale and I think there are a few hints missing. So these tips are not meant to be the only things one should do like price it right  and get a Realtor but is meant to introduce some often overlooked ideas.   When I sold my home in Fallbrook CA, I moved out. That way my dogs were not there with the odors I am used to but other people are not. If you don't have dogs or cats or geikos and can keep your home model perfect then forget this. My father is 95 years old and still building houses. From him I have learned the value of model homes and staging. Therefore it would be smart to move a lot of your furniture and clutter (I know thats valuable stuff to you) even if you have to rent a storage room or garage.   I painted my garag...

I have my very favorite places to eat in Oceanside, Carlsbad and Vista. And if you are a new homeowner moving to Oceanside from someplace else you may want to know about these.   Since it is next door to my office at Era Ranch and Sea Realty on the corner of Tremont and Mission one of my favorite lunch spots is Johnny Mananas Good food, good friends, Mexican American with the Costa Rican flair of its wonderful owners.   Also among my favorite Mexican eateries for lunch time is Lola's on Roosevelt and Pine in Old town Carlsbad. With a typical open kitchen you watch them serve up no lard and heart healthy white meat chicken and rarities such as sopas and Chile rellenos. I have known the folks at Lolas for more years than I can count and this year I am having my huge family (45 people) hol...

Prices are slowly going up , but should you raise your price.? "No" according to Dan Steward who is president of Pillar To Post Professional Home Inspections 1. Don't raise the price. The uptick in home prices doesn't mean that you should get all excited and raise the price. The trick is to leave your price the same as it was-that will encourage a bidding war. Hearing news about home prices going up, and raising your price immediately as a response to that, is typically not the way to go; the home will likely sell for more as a result of two buyers fighting over your reasonable price, rather than walking away due to a price that's too high. Remember, the goal is ultimately to get more money, not to have a higher list price. 2. Remain flexible. Selling quickly means making some concessio...
