A quick update on the final sales price of the auction home at 4309 Deer Valley Way in Oceanside, California's River Ranch Community:This had a sales price of $463,000 and $10,000 was credited to the buyer with closing date October 29, 2007. So with $453,000 going to the seller and $20,000 in upgrades, and $30,000 for buying and selling costs, the seller probably lost a couple thousand dollars, and they got off easy! Since they paid cash, they only had to cover property taxes, insurance, HOA, and utilities during their time of ownership and they were able to sell it quickly.Had their $435,000 investment money($415,000 purchase price plus $20,000 in upgrades and buyer's closing costs) been sitting in a Washington Mutual savings account or similar earning 5%, they could have made at least...

Douglas Crossing built by Centex Homes (http://www.centexhomes.com/) in 2003 consists of about 179 homes in 5 models, two of which are single story. Lot sizes average 6500 square feet. The homes range in size from 1833 to 2860 square feet and were originally priced in the mid $300,000s. Today's values are low $500,000s. There are also optional floor plan variations for dens, lofts, retreats and more in 3 to 6 bedrooms.Street names are Manteca, Teal, Mendip, Spencer, Eliot, and Longfellow. HOA is about $100 per month and shares the community facilities of Arrowood including the Luiseno Park. Mission View Estates by Fieldstone (http://www.fieldstone-homes.com/) was constructed around 2003. Three two story homes ranging in size from 2990 to 3516 square feet were available with original pricing in the mid-$400,000s. Many of these same models were available in the northern half of the River Ranch community also built by Fieldstone. The biggest difference between the two communities was location. River Ranch has no views and is right next to Hwy 76, while Mission View sits high on a hill with over half the homes having great northern or other views. Mission Terrace is also a Fieldstone community in this same area built around the same time, so as a company, they did very well during the boom years. Panorama Ridge is by Heritage Pacific Homes (http://www.heritagepacifichomes.com/home.htm) and located in the east part of Oceanside near Melrose. As of 2/20/08, it appears none of the Heritage Pacific websites are working. For now, you can call the Panorama Ridge II sales office at 760-630-9090.Panorama Ridge I was 25 homes constructed in 2004. A lot of interest was generated by these homes due to a nice combination of floorplans, lot sizes, and view lots. Sizes ranged from 2590 to 3321 square feet in the 3 models.
