I wasn't able to post my video testimonial under my Testimonial section of my profile, so I am posting it here. Our team creates all sorts of video for our clients - both buyers and sellers. For sellers, we create video home tours of every one of our listings. I just finished the home tour of my most recent listing, and it will go up on my web site, http://www.OceansideVista.com, in a few days. For buyers, we will go into a property of interest and create a video and mail you a DVD home tour that you can watch on your big screen TV!

Not a short sale! This charming 4 bedroom, 2 bath home has a 2 car garage, is priced to sell and most likely the most home you will find for the money. Very nice neighborhood with pride of ownership close to shops and just blocks to the 76 freeway. The private back yard backs to open space.

A quick update on the final sales price of the auction home at 4309 Deer Valley Way in Oceanside, California's River Ranch Community:This had a sales price of $463,000 and $10,000 was credited to the buyer with closing date October 29, 2007. So with $453,000 going to the seller and $20,000 in upgrades, and $30,000 for buying and selling costs, the seller probably lost a couple thousand dollars, and they got off easy! Since they paid cash, they only had to cover property taxes, insurance, HOA, and utilities during their time of ownership and they were able to sell it quickly.Had their $435,000 investment money($415,000 purchase price plus $20,000 in upgrades and buyer's closing costs) been sitting in a Washington Mutual savings account or similar earning 5%, they could have made at least...

Douglas Crossing built by Centex Homes (http://www.centexhomes.com/) in 2003 consists of about 179 homes in 5 models, two of which are single story. Lot sizes average 6500 square feet. The homes range in size from 1833 to 2860 square feet and were originally priced in the mid $300,000s. Today's values are low $500,000s. There are also optional floor plan variations for dens, lofts, retreats and more in 3 to 6 bedrooms.Street names are Manteca, Teal, Mendip, Spencer, Eliot, and Longfellow. HOA is about $100 per month and shares the community facilities of Arrowood including the Luiseno Park. This may have been the first Arrowood community built, hence the presence of Mello Roos fees of about $2000 per year. Arrowood is also sometimes referred to as Morro Hills. Development today continue...

Mission View Estates by Fieldstone (http://www.fieldstone-homes.com/) was constructed around 2003. Three two story homes ranging in size from 2990 to 3516 square feet were available with original pricing in the mid-$400,000s. Many of these same models were available in the northern half of the River Ranch community also built by Fieldstone. The biggest difference between the two communities was location. River Ranch has no views and is right next to Hwy 76, while Mission View sits high on a hill with over half the homes having great northern or other views. Mission Terrace is also a Fieldstone community in this same area built around the same time, so as a company, they did very well during the boom years. Fieldstone generally tries to make the secondary bedrooms a decent size, and all ...

Panorama Ridge is by Heritage Pacific Homes (http://www.heritagepacifichomes.com/home.htm) and located in the east part of Oceanside near Melrose. As of 2/20/08, it appears none of the Heritage Pacific websites are working. For now, you can call the Panorama Ridge II sales office at 760-630-9090.Panorama Ridge I was 25 homes constructed in 2004. A lot of interest was generated by these homes due to a nice combination of floorplans, lot sizes, and view lots. Sizes ranged from 2590 to 3321 square feet in the 3 models. Orginal pricing was from $500,000 to $650,000 depending on home size and view. The streets are Panorama Ridge Rd and Panorama Vista Drive. With only 2 resales completed and 2 currently listed, this looks like a neighborhood where folks will stay for a while. HOA is currently ...

Pinnacle Communities (www.PinnacleCommunities.net) built the four floorplans of the Canyon Crest community in 2002. HOA dues run about $100 per month with no real community amenities, and there are no Mello Roos. Real Estate Disposition Corporation Foreclosure Home Auction Part IIIToday marks another auction occurring at the San Diego Convention Center. While I did not attend today's auction, I took a further look at the results from the last auction on August 18, 2007 concerning homes in Oceanside, CA:1. No additional homes have closed escrow that were on the auction list2. 3839 Vista Campana S. #32 in Oceanside's 55+ community of Oceana is still listed in the MLS since 6/8/07 now with an asking price of $164,9003. 4477 Pala is still listed in the MLS since 6/6/07 now with an asking price of $244,500. There are many communities throughout San Diego County that benefited drastically from the recent San Diego real estate boom.  One of those areas happened to be our northernmost coastal community of Oceanside.  The difference is that Oceanside had a lot of catching up to do.  So while Oceanside homeowners and investors are yelling "Are we there yet", SD Malkin Properties has at least mapped the destination.  Where others had failed in the past by not getting along with the locals; Oceanside's dream of having a resort located at Pacific Street and Mission Avenue, looks like it will come to fruition with a completion date set for 2nd quarter of 2009.  Will a 302 room $187 million high end resort hotel and timeshares make the difference to bring Oceanside up to snuff with her sister city o...
