A quick update on the final sales price of the auction home at 4309 Deer Valley Way in Oceanside, California's River Ranch Community:This had a sales price of $463,000 and $10,000 was credited to the buyer with closing date October 29, 2007. So with $453,000 going to the seller and $20,000 in upgrades, and $30,000 for buying and selling costs, the seller probably lost a couple thousand dollars, and they got off easy! Mission View Estates by Fieldstone (http://www.fieldstone-homes.com/) was constructed around 2003. Three two story homes ranging in size from 2990 to 3516 square feet were available with original pricing in the mid-$400,000s. Many of these same models were available in the northern half of the River Ranch community also built by Fieldstone. The biggest difference between the two communities was location. River Ranch has no views and is right next to Hwy 76, while Mission View sits high on a hill with over half the homes having great northern or other views.
