Below is the illustration of the Ojai Real Estate Market Absorption Trend.  This illustration shows that the average amount of  Single Family Homes sold in Ojai on a per month basis has been fairly consistent from 2010 to present. The average sales price did appreciate by approximately 1% from 2010 to 2011. However the average sales price dropped  16.25% from 2011 to the those Ojai Single Family Homes that sold in  the last 3 months of 2012.  That is the results of more lower priced homes selling than those in the higher price range.  This data is based on averages. The New Libbey Bowl in Ojai has began to fill the 2012 Performance Schedule.  This wonderful new amphitheater replaced the old termite riddled structure and opened last year just in time for last year's Ojai Music Festival. According to the Ventura County Star, Beth Sunderland, whom the foundation hired in September to manage the city-owned facility reported to the Ojai City Council.  The Ojai City owns the Libbey Bowl. Sutherland told the Ojai City Council there will be a two-tier fee system for using the bowl; one for nonprofits and one for professionals. Further reported by the Ventura County Star, the Ojai City Manager Robert Clark said the foundation will pay the city a facilities fee of $2 per seat, which will be kept in a fund to maintain Libbey Bowl. The Market Trend shown below for the Ojai & Oak View Real Estate Market shows us that the average sales price for 2011 was very close to the average sales price for 2010, which is very interesting since we hear so much about homes prices declining.  The days on the market are a bit longer than other cities nearby like Ventura.  It is also interesting to note the Average List to Sales price consistently falls in the 94-95% bracket. The data shows for the Ojai-Oak View area that prices in 2011 have increased by 4.51% over the 2010 prices on average. Also interesting, is the number of Ojai-Oak View homes sold from 2010 to 2011 was a very small drop. We can also see that the average List Price to average Sales Price for Ojai & Oak View was a greater percentage than the surrounding communities, who showed a much closer List Price to Sales Price. So, even though, there was this  gap between average List Price and average Sold Price,  the average Ojai -Oak View Sold Price in 2011 still came in 4.51% higher than 2010. Ojai Smallest City in Ventura County The Village of Ojai is the smallest city in Ventura County. New Bridge Coming for Ojai Valley Trail   The Ojai Valley Trail is a getting a new crossing bridge at San Antonio Creek.  This part of the Trail will be closed Mid October until the end of January.  The bridge will replace a reinforced culvert structure dating back to the 1980's. The culvert becomes clogged with debris, hindering the passage of the endangered steelhead trout. This is a great trail to walk, ride a bike or ride horseback. The Ojai Valley Trail extends about 9.5 miles north of Ventura from Foster Park in Ventura  to Fox Street inOjai. This trail allows the trail goer to view the  Ojai Valley, which is very scenic with its vast views of the Los Padres National Forest and rolling hillsides.
