Below is the illustration of the Ojai Real Estate Market Absorption Trend.  This illustration shows that the average amount of  Single Family Homes sold in Ojai on a per month basis has been fairly consistent from 2010 to present. The average sales price did appreciate by approximately 1% from 2010 to 2011. However the average sales price dropped  16.25% from 2011 to the those Ojai Single Family Homes that sold in  the last 3 months of 2012.  That is the results of more lower priced homes selling than those in the higher price range.  This data is based on averages. The most startling fact presented by the data is the amount of  Ojai Single Family Homes for sale.  Currently, there are only 91 Single Family Homes for sale in Ojai, and that translates to approximately 5.1 months of invent...

The data illustrated below shows the Ojai and Oak View Real Estate Market Trend inching its way up, with inching being the keyword here.  After the huge gains shown in 2006 & 2007, the Ojai and Oak View Real Estate Market suffered price depreciation like most of  the nation, but has weathered the storm well and I think that is because it is so desirable. Interesting to note for the last 3 years the amount of Ojai and OakView Single Family Homes sold has been consistent and if  the numbers for January can be projected for the next 11 months, then 2012 may beat the 2009-2011 consistent Ojai & Oak View Single Family Homes sold numbers. Ojai is a very desired destination and with interest rates low, it is a great time to buy, as Warren Buffett recently said. All information deemed reliable,...

The New Libbey Bowl in Ojai has began to fill the 2012 Performance Schedule.  This wonderful new amphitheater replaced the old termite riddled structure and opened last year just in time for last year's Ojai Music Festival. According to the Ventura County Star, Beth Sunderland, whom the foundation hired in September to manage the city-owned facility reported to the Ojai City Council.  The Ojai City owns the Libbey Bowl. Sutherland told the Ojai City Council there will be a two-tier fee system for using the bowl; one for nonprofits and one for professionals. Further reported by the Ventura County Star, the Ojai City Manager Robert Clark said the foundation will pay the city a facilities fee of $2 per seat, which will be kept in a fund to maintain Libbey Bowl. Some of the schedule events ...

The Market Trend shown below for the Ojai & Oak View Real Estate Market shows us that the average sales price for 2011 was very close to the average sales price for 2010, which is very interesting since we hear so much about homes prices declining.  The days on the market are a bit longer than other cities nearby like Ventura.  It is also interesting to note the Average List to Sales price consistently falls in the 94-95% bracket. Ojai Homes for sale up to $249,999 Ojai Homes for sale $250,000  to $499,999 Ojai Homes for sale $500,000 to $749,999 Ojai Homes for sale $750,000 and up

The data shows for the Ojai-Oak View area that prices in 2011 have increased by 4.51% over the 2010 prices on average. Also interesting, is the number of Ojai-Oak View homes sold from 2010 to 2011 was a very small drop. We can also see that the average List Price to average Sales Price for Ojai & Oak View was a greater percentage than the surrounding communities, who showed a much closer List Price to Sales Price. So, even though, there was this  gap between average List Price and average Sold Price,  the average Ojai -Oak View Sold Price in 2011 still came in 4.51% higher than 2010. Ojai shows us again why it is a magical place to live.

Ojai & Oak View are only located inward from Ventura about 12 miles, but a world away from the hustle and bustle of the larger cities.  One will not find many tract-like homes in the Ojai-Oak View area, there are some, but one could say Ojai & Oak View are somewhat non-conforming and no one is complaining about that.  Average Days on Market for the Active Listings is 142Average Days on Market for the Sold Listings is 102

Something Magical happens in Ojai in October     October in Ojai suggests the end of summer and the arrival of Ojai Day. “The event was originally conceived in 1917, took a hiatus in the 1920’s and has been back with a vengeance since 1991. It’s grown tremendously and has become one of the most popular events in Ojai,” states Jody James the event’s organizer. “The event itself celebrates life, culture and the arts." Tonight, Friday October 14, 2011,  adults can help create the centerpiece of the event, the beautiful mandala painting at the intersection of Signal Street and Ojai Avenue. This begins at 10:00pm. There will be entertainment at Libbey Park, crafts alley, food courts, tennis, kids parade and more.  This is free and the scenery is breathtaking, not hard to find because it happ...

Ojai Smallest City in Ventura County The Village of Ojai is the smallest city in Ventura County. Ojai only encompasses 4.2 square miles but it is surrounded by natural beauty and filled with so many wonderful artists, eateries, walking trails, parks and top rated Inns and Hotels. Ojai, pronounced (o hi), comes from the Chumash word ‘âhwaiâ’ meaning ‘moon’. The Chumash Indians are the first known residents of Ojai.   Ojai is also one of the oldest towns in Ventura County. Ojai was settled in the 1800s and incorporated as a city in 1921. Nestled in the Ojai Valley, the town is surrounded by peaks that give off a glow in the evening light known as the pink moment. New Bridge Coming for Ojai Valley Trail   The Ojai Valley Trail is a getting a new crossing bridge at San Antonio Creek.  This part of the Trail will be closed Mid October until the end of January.  The bridge will replace a reinforced culvert structure dating back to the 1980's. The culvert becomes clogged with debris, hindering the passage of the endangered steelhead trout. This is a great trail to walk, ride a bike or ride horseback. The Ojai Valley Trail extends about 9.5 miles north of Ventura from Foster Park in Ventura  to Fox Street inOjai. This trail allows the trail goer to view the  Ojai Valley, which is very scenic with its vast views of the Los Padres National Forest and rolling hillsides. Just a heads up, it is an uphill climb to Ojai, but the return ride is a piece of cak...

Just a few miles up Highway 33 at the base of the Los Padres National Forest and north of the TopaTopa mountains is the small town of Ojai.  With approx. 8,000 residents, Ojai is the smallest city in Ventura County.  Ojai has long been known as a haven for artists, musicians and health enthusiasts and with so much natural beauty that it has been called the Shangri-La of Ventura County.  One of the oldest towns in Ventura County, Ojai was settled in the 1800s and incorporated as a city in 1921.  With so much scenic beauty, this is what locals and visitors relish about the Ojai Valley.  The Ojai Valley Trail runs for more than nine miles with a parallel path for horses.  Bicyclists, walkers, joggers and those exercising pets from dogs to pigs can be seen on the trail.  The Ojai Music Fe...

OJAI CALIFORNIA Located north of Ventura, and east of Santa Barbara, Ojai is only a short distance up Highway 33, but feels a world away from the hustle and bustle of the rest of Southern California.  Ojai is the smallest city in Ventura County, with a population of about 7800 persons as of the 2000 census.  The climate is Mediterranean- hot dry summers, with relatively mild winters.  Temperatures in the winter can dip below freezing at night.   Not bad for New England and other parts of the country, but chilly for us here in So Cal!   Ojai is a charming community.  It has long been known as a haven for artists, musicians and health enthusiasts.  There is so much natural beauty that it was photographed to represent Shangri-La in the 1939 movie, The Lost Horizon.   Filled with delightfu...
