 BRADLEY APPARTMENT IN ORCUTT, CA Construction for Bradley Orcutt Apartment buildings are underway on Bradley Road between Union Valley Expressway and Paterson Road after several months of steady construction by Vernon Construction.  The apartments are the newest apartments buidings in Orcutt and add to the new home developments in Orcutt, CA   A total of 216 apartments are forthcoming in addition to a nice park like setting and single-family homes.   Orcutt residents have mixed opinions with the new apartments and new homes likely increasing traffic traffic on Bradley Road as new apartments and homes increase traffic.    Like it or not, our community is expanding and growing.  What do you think about the growth expansion in Orcutt?   CESAR BAUTISTACABRE #01502692KELLER WILLIAMS REALTY8...

 NEW STARBUCKS IN ORCUTT EARLY 2018 If you've driven by the corner of Bradley and Clark Avenue you've noticed the new Starbucks construction across from Orcutt Burger.  From the design, the new Starbucks appears single-level and located at one of the busiest intersections in Orcutt and another hang-out area to relax and unwind.  The current Starbucks located inside Albertsons in Orcutt will continue service, in addition to the new Starbuck. As far as completion time, the landlord is completing construction and once construction is completed, Starbucks is able to complete the coffee shop in 6 weeks.  Opening date is still unknown but information receive seems to indicate the early 2018 or possibly before the new year.  Starbucks is a popular new business in the Orcutt community and locat...

2012 Orcutt CA Mid-Year Condos Real Estate Market Update The number of condos sold in the first half of 2012 increased 22%.  However, the average list price and sales price decreased quite a bit.  In fact, the average sales price decreased by 12%.  It will be interesting to see if this “trend” continues when looking at data for the last half of 2012.  It certainly feels like inventory shortages are driving prices upward but it will be interesting to see if that feeling is supported by the facts as they come in.  The number of short sales in this category more than doubled, and foreclosures edged down slightly.  I certainly hope to see the number of foreclosures continue to decline, in my opinion, short sales are often a better way of handling negative equity and the need to dispose of t...

2012 Orcutt CA Mid-Year Real Estate Market Update List prices and sales prices in Orcutt CA look relatively flat or stable even though here was an almost 50 % increase in the number of foreclosures sold.  The number of homes sold during this period also increased 34.5% in 2012.  Days on market shrank a bit, and price per square foot went down slightly, but clearly buyers can’t get enough of Orcutt homes. 2011 Real Estate Market Update -- Orcutt Homes Sales   Orcutt CA 2010 2011 Homes Sold 419 452 Average List Price $322,018 $289,805 Average Sales Price $315,069 $282,307 Days on Market 80 103 $ per Square Foot $171 $154 Foreclosures 127 138 Short Sales 96 123 Looking at the sales figures for 2011, the number of homes sold increased by about 8% in Orcutt. However, the average sales price went down 10% which is a considerable decline. Days on market increased to 103, so it took longer to sell a home in 2011. However, that figure is probably affected by the increase in short sale listings which stay on market while bank approval is obtained. Short sales increased by 28% in the Orcutt area.
