The Oxnard data shows us that we sold just under 4% less Oxnard Single Family Homes in 2011 than we did in 2010, not a drastic drop at all. The Oxnard home prices as illustrated below declined but by a mere 3.77% on average. Look at the Average Oxnard list price to the Oxnard Sold price, it shows on average the sold price came in at 98.12% of the list price. Oxnard, CA Beach and Marina Year-to-date Market Report for Month Ending November 2011This report covers the Beach and Marina area of Oxnard. I have separated the regions because they are two distinct living areas that have different market influences. Here is the current report for the City of Oxnard AreaThe first report below shows the current year to date activity through November 30, 2011. And the one below that covers last year’s activity during the same time period.By studying both reports, you can see that in 2011, at the beach and marina areas of Oxnard, there were more listings than last year; the average sales price is lower and the market time is slightly longer. This is line with other area reports except in the number of listings here.   To view the current Ventura Market Rep...

One of my fave Christmas traditions that hubby and I love is visiting Christmas Tree Lane up in the city of Oxnard’s Historical District.  Last night, hubby and I introduced some of our friends to this treasured holiday event. If you've never seen this area, it is all about some of the city’s oldest homes, dating back to 1911.  Most of the homeowners here have taken great pride in the charm of this historic neighborhood and surrounding community and that pride is reflected in the ten blocks of carefully restored homes ranging from Craftsman, Spanish Colonials and Period Revival bungalows. The 144 homes in this district were placed on the National Register of Historic Places in 1999 because it has one of the highest ratios of contributing structures: meaning the homes have not been greatl...

Really?  Chase offers qualifying distressed homeowners up to $30,000.00 for going the short-sale route?  I read about it online.  As a Real Estate Professional I was intrigued by this because I know there are a lot of distressed homeowners who would like to know what the qualifications are for this short-sale incentive.  Imagine being able to use this in a conversation with my clients, Mr. and Mrs. Homeowner: Me: “Hello Mr. and Mrs. Distressed Homeowner with a Chase loan, you might qualify for a program being offered by your lender, Chase, who is offering up to $30,000.00 for going the short-sale route. Client:  Up to $30,000.00, this is a miracle!  They’re actually going to help me by giving me money to do a short sale?  How much money are we eligible for? Me:  Well, you have to qualif...

Oxnard is one of the best beach communities in Ventura County. Much of Oxnard is just minutes from some of the counties best beaches as well as the shopping and entertainment destinations of Channel Islands.   Right now, there are dozens of properties in Oxnard that are eligible for up to $30,000 in down payment assistance. Many of these properties are not REO's or short sales but actual equity sales with really motivated sellers like this property. This wonderful 3bd/2ba DRIFTWOOD SWIM & RACQUET CLUB home offers nearly 1,500 sq. ft. of living space on a nearly 6,000 sq. ft. lot. This wonderful home has been recently remodeled and is totally move in ready.  This is not some run-down, dumpy REO either.  This is a standard sale with a real live motivated seller.   But, there's more too....

Those Pesky Mello Roos fees (also known as the Community Facilities District Act enacted by the California State Legislature in 1982) are hog-tieing communities in Southern California.  Created as an "end run" around Proposition 13, not controlled by the inflation rate nor the will of the people but by developers and cities to fund infrastructure and improvements such as schools, roads, streets, water, sewage and drainage, electricity, parks and police protection have outlived their usefulness and need to be reconsidered. While property tax is assessed as percentage of the value of the home, Mello-Roos is independent and could rise or lower and is not subject to Proposition 13.  In this declining real estate market properties in communities with these pesky fees are almost impossible to...
