The inventory of active listings peaked at about 86 listings. It has now decreased to 76.  I think that we are experiencing significant change in the under 2 million dollar market. We have seen a number of multiple offers in Palo Alto and I think  we may start to see that there is an up tick in the prices in the lower than 2 million dollar market. The 2-3 million dollar market is also showing much more signs of life.  Here is the breakdown: Under 1 million: 7 active listings  12 pending sales 1 million to 1.5:  30 Active listings  16 pending sales 1.5 million to 2 million  1...

Number of Homes for Sale vs. Number of Homes Sold - Midtown Palo Alto - February 2010 In the Midtown neighborhood in Palo Alto, we have seen an increase in sales activity in the month of February. Both the number of homes sold and the number of pending sales increased compared to February 2009.  Homes Sold are up 45% and Pending Sales are up 100% compared to last year at this time. At the same time, the number of homes for sale decreased by 45%.     The Barron Park neighborhood in Palo Alto, bounded by Matedero Ave, El  Camino Real and Arastedero Road, is known for having a unique character. It was the last to be annexed to Palo Alto in 1975 despite the heated debate that it should remain independent. It remains its rural feel with the absence of sidewalks and curbs. The Community Center area in Palo Alto contains some of the oldest neighborhoods in the city, bounded by Embarcadero Road, Middlefield Road, Channing Avenue, and Newell Road. It is named after the Lucie Stern Community Center. The Lucie Stern Community Center is home to the City of Palo Alto Recreation Department and two theaters. So, the inventory in Palo Alto is still low, but the pending sales are down a little also. What is most interesting is the incredible number of offers on a few listings last week. Sycamore and Greer and 12 and 14 offers each. •·                            Palo Alto Ca Single  Family Home Market Update 01-07   •·                            As of today this is the snapshot of the Palo Alto single family home market:   49 Active listings 32  Pending sales   So, As 2010 begins we have very little inventory, interest rates are not too bad, and housing prices are probably close to 20% lower than at this time last year. So, what is different than in other times where the inventory was this low? I can start by saying what is similar.  If a house is price very low it will get multiple offers. There was a house on Bowdoin that listed for $728,000 and got 21 offers. It sold over $900,000. For this week's breakdown we have 26 active listings and 26 pending sales under 1.5, 24 active listings and 13 pending sales between 1.5  and 2.5 mil, and 18 listings and 5 pending sales over 2.5 million. This pattern has remained steady for the last 6 months. It's not a good picture, but behind the small crane operator is a sign that says, "Shop Fremont." It's a nice sign and it shows some artwork of candles surrounded by sparkles, very noel. I thought about how much Fremont has changed. Vince, my building manager at the Murco Plaza on Capitol and Paseo Padre has a long history of the landscape in Fremont. He remembers that the Western Dental building building on the corner of Paseo and Mowry used to be a chicken ranch. I recall some things too. I watched Target get built on Walnut and Fremont. Before that women used to complain that in order to buy a bra, you had to leave Fremont and go to Newpark Mall. So, where to shop in Fremont? Palo Alto Holds Meeting Tonight For Discussion About Dogs   I am about to go to a city wide meeting about dogs, and how to deal with the dog issue. In case you are not aware, dogs, and the paucity of places for them to run is a big deal in this town.  Many dog owners, myself included, let their dogs run of leash in places that they are not allowed to do that. It is true that Palo Alto has several dog parks, one at Mitchell Park, and one at Hoover, but these dog parks are not ideal.  They are small, are not grass, and sometimes are places where dogs can get in fights. This house is listed for what?   I went on tour in Palo Alto today. Friday is Broker Tour day for Palo Alto, Los Altos, and Mountain View. Today I just went to Palo Alto.  It has been a interesting year for Palo Alto, a city whose homeowners and realtors have been very slow to grasp the concept that we are not immune to the down turn in real estate. One of the problems has been that there have been very few distressed properties in Palo Alto. In 2009 there have only been 4 foreclosed single family homes, and a few short sales.
