The Valmonte area of Palos Verdes Estates ( Area 164 in map below ) had the following real estate market activity for single family residences during the 4th Quarter of 2015: Properties Sold: 11    Average Sales Price of homes sold during 4th quarter:$ 1.5 million Properties for Sale as of 12/31/2015: 8. Based on average sales per month for the 4th quarter of about 4 homes sold, equal to 2 months inventory. There are 3 properties in escrow as of the end of December.    Average List Price at 12/31/2015: $ 1.9 million Average Price per Sq. The Malaga Cove area of Palos Verdes Estates (area 163 in map below) had the following real estate activity for single family residences during the 4th Quarter of 2015: Properties Sold: 5   Number of Properties Listed for sale as of 12/31/2015: 5 (less than 3 months inventory based on the average monthly sales of 2 homes during the fourth quarter).      Average List Price at 12/31/2015: $4.5 million   Average Price per Sq. The Lunada Bay area of Palos Verdes Estates (area 160 in map below) had the following real estate market activity for single family residences during the 4th Quarter of 2015: Properties Sold: 20   Average Sales Price of homes sold during 4th quarter: $2.0 million Properties for Sale as of 12/31/15: 21 (equal to 3 months inventory based upon average monthly sales of 7 homes for the 4th quarter). The Palos Verdes Estates real estate market continues to be relatively strong. The number of homes listed for sale at the end of December of 44 is a 2% increase over this time last year. The average number of homes sold per month during the fourth quarter 2015 increased 5% compared to last year's fourth quarter, averaging 13 sales per month. This equates to about about 3 months of inventory. The number of homes in escrow at the end of December is only 7 homes, however.             The average price per square foot over the last 3 months has been $689 per sq. ft., a decrease of approx. 3% over the comparable period last year.    The average days on market for homes sold during the 4th quarter 2015 was about 2-3 months. The percentage of original list price for homes sold is approx. 94%....

Josh and I attended the Palos Verdes Board of Realtors' breakfast meeting this morning.  The breakfast was okay, but the speaker, the chief economist for California Association of Realtors,  was excellent.I covered most of the information she shared in my end of the year video message, but some interesting points were:  The 2016 California housing market is projected to be more robust than 2015--good, but not great due to limited inventory and a gradual increase in interest rates. Mortgage rates are projected to stay relatively attractive with only small and slow increases in 2016.  Average rate is projected to be 4.5%. Affordability continues to be an issue--only 24% of L.A. residents can afford the average home. The "new normal" is only three to four months of housing inventory in man...

There are 57 homes listed for sale in the City of Palos Verdes Estates at the end of October, which is 5% less than this time a year ago. The number of homes sold over the last 3 months, averaging 14 sales per month, is down 17% compared to the same period last year . This equates to 4 months of inventory, based on the average sales per month over the last 3 months, historically very low.
