In 1947, Palos Verdes College, a small, private, independent junior college opened at the current site of Rancho del Mar High School in Rolling Hills. The college initially occupied barracks which were used in WWII. The college, at its peak, served approximately 100 students. Some of the college's students included Elizabeth Taylor's brother, and Leslie Caron, the film star. The college had plans to construct a permanent campus, however fund raising was never adequate to realize these dreams, and the campus closed in 1955. There is a small area at the northern part of the Palos Verdes Peninsula within the boundaries of the City of Rolling Hills Estates which is in an unincorporated area and is governed only by the County of Los Angeles. This area is the  residential area on either side of Crenshaw Boulevard,south of Palos Verdes Drive North, which is accessible only from Palos Verde Drive North, as well as a small area just south of the intersection of Rolling Hills Road and Crenshaw Boulevard. This area beginning in 1944, before Hawthorne was extended past the current Via Valmonte, was a diatomaceous earth (dicalite) mine, that extended into the area now occupied by the Hillside Village shopping center. This mine at one time contained 300 acres and had been leased by the Great Lakes Carbon Corporation from the Vanderlip family, that still owned approx. 7,000 acres of the original 16,000 acres retained by Frank Vanderlip when he sold the land which made up the Palos Verdes Project. Another rich deposit was known to exist on a 165-acre tract near the crest of the Peninsula. Statistics for the month of July for Palos Verdes Real Estate are available and the results were mixed again for July - more closed escrows and less pending sales.  There were 38 closed escrows and 45 pending sales in June vs. 48 closed escrows and 21 pending sales in July.  The days on market for sold properties in July was only 52 days compared to 67 days in June.  To continue, click here...

If you have a vacant property on the market for several months and have not received an acceptable offer, perhaps it's time to consider other options: 1.  Improve the CONDITION is usually my first suggestion. 2.  Reduce the PRICE. One of the stops on my recent European Mediterranean Cruise on Carnival Cruise lines was the ancient walled city of Dubrovnik, Croatia. This was one of the highlights of the trip and was an amazing adventure. If you visit the city, make sure that you pay the nominal fee and walk the full 2 mile walk along the top of the wall surrounding the city. It has amazing views of the ocean and the city. Part of my recent trip to Europe on a Carnival Mediterranean 12 day cruise was a day excursion to the Amalfi Coast. The drive is about a 2 hour drive on an unbelievably narrow and winding road about 200 feet above the ocean. Villa Narcissa, more commonly referred to as the Vanderlip Mansion, was constructed by Frank Vanderlip in the 1920's, and was one of the first homes constgructed on the Palos Verdes Peninsula. Frank Vanderlip is known as "The Father of Palos Verdes". During the 1940's, Villa Narcissa, then occupied by Kelvin Vanderlip, Frank Vanderlip's son, hosted many Hollywood celebrities.
