Hi everyone,On October 31st I got laid off. It was very emotional and difficult. I got promoted during the hardest period in our industry and I tried to make the best of it. Unfortunately it didn't quite work out the way I had hoped it would. Over the past month I have submitted my resume to some surrounding companies with no luck. I know that times are hard for everyone. I have since been forced to seek employment outside of escrow which really saddens me. I have been in this industry for 6 years, it is all I know.  Anyhow, now that I am able to access my active rain account again I thought I might try posting my resume on here to see if anyone is looking for my services. I'm not ready to give up on escrow just yet. Thanks for reading.. Teresa M. LopezCell: (626) 644-7605E-mail: tlopez...

In the current Pasadena housing market the only segment that is showing any growth has to do with the foreclosure market. Looking as far back as 1990 in Los Angeles County, foreclosure activity peaked in the third quarter of 1996 and did not begin to level off until approximately one year later. The foreclosure market hit bottom in the third quarter of 2005, but since then has been steadily increasing. When home prices are rising at 15 - 20% per year the amount of foreclosure activity is almost nonexistent as increasing equity can offset rising debt. What is Happening in Pasadena? The chart below indicates the amount of monthly foreclosure activity. For the most part, the foreclosure filings have steadily been increasing for about a year now. The activity appears to have peaked in August,...

Recommendation: Float, but float with caution! Contact me for a rate quote! So what's going on in the credit markets? If you've been following Stocks, you know that we had a volatile week last week; from Ana Connell's Burbank Market Report: "The Dow plunged 224 points after a volatile session, the S&P was down 21.07 or 1.4% and Nasdaq was down 68.06 or 2.5%.  Financial stocks are under pressure again, and they are bringing down most stocks."Well today, Bonds were under some pressure as Financial bellwether WalMart seemed poised to open up strong with a positive earnings and future outlook! Let's not forget that WalMart is a giant in the retail sector. Speaking of which, on tomorrow's Economic Calendar we have the important Retail Sales Report. If we see a strong Retail Sales number, it...

Ricardo Bueno and I decided to take a breather and visit Robeks down the street from my office in Pasadena.  Robeks specializes in fresh juices, shakes & smoothies.  It's located on the North West corner of Del Mar and Arroyo Parkway. Lucky for us, or I should say me, Ricardo won a "bring a friend" to Robeks drawing!  I was the chosen friend!  When we got there, we were treated to our choice of a smoothie.  Although, Ricardo's (since he was the winner) was significantly larger than mine.  :-(  We were asked if we wanted a healthy vitamin "boost" and made our way to a table where we had a fun time talking about Active Rain friends.  Were your ears burning?  Ricardo's spiky hair...And, last, but not least, we discussed the various programs available to buyers in Pasadena, CA and  how we ...

The real estate news for October just seems to get worse. Not that it wasn't unexpected, considering the current market conditions and the time of year. People just are not buying houses. One of the primary decisions in the purchase of a home is how much the payment will be and the factor that determines that is the interest rate. Interest rates are very favorable these days. Lender's have been offering 6 - 6.25% with no points for the past couple of weeks on a 30 year fixed rate conforming loan. Despite the fact that interest rates are historically low, most would be home buyer's seem content to sit on the sidelines and see if home prices will fall as the result of the ever increasing list of foreclosures continues to grow.Single Family HomesUnit sales for the month of October were off...

Every month we recap the housing statistics in the Pasadena area and provide an analysis of what is happening with respect to home values and how they correspond with the overall real estate market. On a macro level, the Pasadena Housing Market appears to be holding up pretty well compared to other parts of California. Each month the median price of a Single Family Residence continues to increase and the number of units that are sold continue to decrease.Sales for the third quarter continue to support this rationale:However, if we begin to break it down by sales price and by geographical area, things aren't quite as rosy as they appear. Since Pasadena covers such a wide socio economic area and offers many different types of housing, can house prices still be increasing when there are fe...

One of the trendier areas of Pasadena, CA is unarguable the South Lake Avenue District. Lake Avenue is a beautiful tree-lined street that features 10 blocks of top retailers, smaller boutiques and fantastic restaurants. It is also the heart of Pasadena's financial district. South Lake Avenue District runs from Colorado Blvd to the North, to California to the South, Hudson Avenue to the West and Mentor Avenue to the East. The history of South Lake district dates back to 1947 when Bullock's (now Macy's) opened its doors. Prior to that, this was a residential neighborhood with homes lining both sides of the street. "The Store of Tomorrow" as Bullock's was called was designed by a renowned architect Welton Becket. His goal was to create unity both "inside" as well as the "outside" of the b...

Ritz Carlton has been a landmark in Pasadena since 1904.  It overlooks San Marino and is set on 23 acres of the most beautiful, lush grounds.  It has 392 rooms and a wonderful spa.  My family and I have been to many Sunday brunches to celebrate special occasions. So... it's with a sad heart that I read today that Ritz Carlton sold for $170 million.  It was purchased in 1994 for $42.5 million by LACERA (Los Angeles County Retirement Association.) The Hong Kong company, Great Eagle, currently owns a chain of luxury hotels in Australia, New Zealand, London, Boston and Hong Kong.  The new name of the hotel has not been released. For additional information, please visit LA Times - http://www.latimes.com/business/la-fi-ritz24oct24,1,2512203.story?ctrack=1&cset=true

Mortgage Bonds are modestly higher; remember... Bonds Rates Up = Interest Rates Down   |   Bond Rates Down = Interest Rates Up That brings us to our point...It's time to start floating those loans! We should be watching mortgage rates in Pasadena drop lower these next 3-7 days. Do not lock in your mortgage rate at application; lower rates may be here next week.  [CONTINUE TO FULL REPORT]

Once a year a number of the organizations and cultural institutions in Pasadena get together for an Art Night.  Well, this Friday, Oct. 12 is Art Night for 2007.  This year the artists involved were give the theme "Skin".  I am amazed at the diversity in the work that has resulted.  My friend, Dana Hursey, who is an eclectic photographer with an extremely varied background (everything from 14 Days in Great Britain  to commercial work for clients like Pacific Care and the White Sands Film Festival) was commisioned by the Pasadena Conservatory of Music to do a series of photographs for Art Night.  His work is currently on exhibit at the Conservatory. The Pasadena Playhouse is featuring all of the crafts associated with theater.  I am told their courtyard will be a great place to visit on F...
