Placentia Ca: What a great way to go get those tamales and other goodies from participating vendors we all love for the Holidays! The Annual Placentia Tamale Festival that is put on by The Placentia Santa Fe Merchants and City of Placentia will be on December 6, 2017. This is a free event to all who want to come. On Saturday October 8, 2016, Placentia will be holding their 52nd Annual Heritage Festival and Parade.  This will be taking place at Tri City Park, Placentia. The theme this year is "Pride of Placentia".  So many great things go on here. At 6:30 am The Festival starts off with pancake breakfast provided by the Rotary Club. The cost for breakfast is $5 dollars and children under 5 are free.This festival is a way for the City of Placentia to bring the community to know and support local vendors and non profits in the area. Attention Placentia Condominium Homeowners: You are leaving cash on the table if your Condominnumim or Town home community is not  approved for FHA or VA home loans.   As of February 7th, 2014 there are No Condominium or town home communities approved for FHA Financing in the city of Placentia. LISTINGS AND REAL ESTATE SALES BOTH DROP IN PLACENTIA CA In September 2013, the number of homes for sale in Placentia, California decreased 6.3%, compared to the previous month. However, on a year to year basis, active listings increased more than 36%. Even with this large, double digit jump in Placentia real estate listings, inventory remains very low, and is still far below the number of listings that sat on the market throughout the foreclosure crisis. LISTINGS AND REAL ESTATE SALES JUMP IN PLACENTIA CA Like many surrounding north Orange County cities, the number of homes for sale in Placentia, California rose by 25% between July and August 2013, and the year over year increase was 42.9%. Yet and still, an inventory shortage remains, which encourages buyers to participate in bidding wars, and pushes sales prices higher. Another contributing factor to the price hikes is the dwindling distressed listing market; Since August of last year, foreclosure listings have fallen 75%, and short sale listings dropped 50% in Placentia, due to the rising number of homeowners with regained equity. As of the end of May, 2013, there were just over 2 dozen total properties for sale in Placentia, and only 7 of those were condos.
