Sometimes a Contractor Has to Act Like a Detective.     Finding the root of the problem requires investigation. A contractor can’t be successful with just replacing the damaged materials, he has to find out the source of the problem. This requires experience and know-how. Are you getting this sort of detective work from your contractor?       http://activerain.com/blogs/tromler https://www.facebook.com/Tromler.Construction http://tromlerconstruction.com/ http://www.redbeacon.com/s/tromler-construction/

This 8 foot sliding glass door has been a problem for years in this Rancho Cordova home; we have ordered a new sliding glass door to install. Funny how we will put up with doors and windows that aren’t functioning correctly in our own home for the longest time. We find ways to “get it to work” or choose not to use it at all. We do that for years and sort of forget that it was a problem until someone else notices or doesn’t understand why you have to “work it”. Most doors in Rancho Cordova function the way that they should, opening and closing smoothly and not fighting to get it to move or latch. If this is a problem that you are having, consider having it looked at by a professional. A contractor with experience may be able to fix the problem or replace the door so that you can use ...

Anatolia 5 Bedroom is a GREAT PRICE - Rancho Cordova Real Estate Agent  Take a look at my newest home for sale in the Anatolia neighborhood of Rancho Cordova.  11961 Pericles Drive is in the heart of the neighborhood.  There's room for everyone in this 5 bedroom with 3.5 baths, 1 bed/bath downstairs, high ceilings, spiral staircase, and open floor plan.  This 2,700+ square foot home won't last long at $360,000. As a real estate agent/broker for over 15 years, I've seen a lot of community clubhouses.  Anatolia's is one of the best!  It's like a vacation everyday with access to 3 gorgeous pools, gym, and community area.  The clubhouse membership is included with the very reasonable HOA. Anatolia is a great "bang for your buck" neighborhood.  This home on Pericles is OPEN Sunday 6/22 from ...

The only way to fix that sinking floor is to get dirty.   My friends like to tease me about how I never get dirty while at work. Maybe it’s just that I deal with decision makers regularly and I feel the need to look presentable at any time. Today was not one of those days however.   I recently posted about a sinking floor in an apartment community in Rancho Cordova. There was no getting around it, I needed to get under the building and get dirty. I spent a good chunk of the day setting piers in concrete for the new framing to sit on. There were ten piers, each needed a hole to be dug. With 17” of clearance, the digging had to be done while laying down.   I had a respirator to protect me from the dust, the rest of me got to roll around in the powdery soil below. I felt like Pigpen wh...

Why are the soap dishes falling out of the shower walls?     I have asked this question of the management of an apartment community many times over the last few years, and have gotten no answers. In repairing the soap dishes I have been able to draw a few conclusions.     Reasons why is your soap dish coming off the shower wall?   The wall is wet and crumbling The soap dish was not installed correctly Improper adhesive Poor mix of grout Too much weight Used as a grab bar   Based on what I have seen in repairing and replacing soap dishes in Sacramento, these are the most common reasons for soap dishes to fall out of the tile walls. The reason why yours fell out may be one of these. If you need help in the repair of your shower walls in Sacramento, contact a local contractor experienced ...

Big Gain for Sacramento Home Sellers in 95827  Timing...when it comes to buying and selling houses in the Sacramento area, timing can be either a blessing or a burden! I got a call from a past client to list and sell their home on Tiffany West Way in Sacramento/Rancho Cordova area.  I helped them buy this home just over 3 years ago, and they loved it, but a job transfer threw them a curve ball and they HAD to sell.  Often a relocation is financially difficult for homeowners.  The timing can be WAY off regarding decreased home values, length of ownership or loan, and ongoing repairs or remodels.  A seller may owe more than their home is worth and have to short sale in order to move on.  So, it's no surprise that when my clients called, they were STRESSED! Luckily for them, timing was def...

I didn't see the leak in this Rancho Cordova Condo until I was taking it apart.     I am in the middle of a project in Rancho Cordova that includes new granite counters in the kitchen and both bathrooms. In order to install the granite counters, the old sink and plumbing needs to be removed. There were signs of previous leaking but when tested, there were no leaks.   In removing the condo sink, the drain pipes needed to be separated, but this was difficult. After unscrewing the p-trap connectors, the trap did not come apart easily. In fact it was very tough pulling it apart. While yanking on the p-trap, I noticed that there was movement in the drain pipe at the next connector.   It wasn't until then that I got deeper under the sink to see that there was a crack in the drain pipe. Ther...

Does that kitchen design change make sense in your Sacramento Condo?   One of the fun things to do as a General Contractor in Sacramento is to make kitchen layout changes. Customers that need to move some things around to better suit their needs can get help from a contractor. What kind of changes can a contractor do? You may be surprised.   The real question becomes, how important are those changes? While literally anything can be done, it will cost money to make those changes. There is quite a difference in moving the sink and moving the kitchen. But there are many small changes that can make a lot of sense with the help of experience. You may want to discuss some of those ideas if you are in the Sacramento area.   My cabinet contractor and I met with the owner of a condo in Sacra...

Adding New Cabinets and Granite Counters in Rancho Cordova Next Week.   This condo in Rancho Cordova will be getting all new kitchen cabinets and granite counters next week. I had to start getting them out today while I can. The new owner is on a budget but wants to get some bang for his buck in the kitchen.   Since the condo kitchen is not very large, this should be worthwhile. When it comes time to sell one day, this kitchen will stand out over those that have not upgraded their kitchen. He will have the benefit of enjoying the new features as well as adding value to the home.   Talk with your agent before you make any radical changes to your home for advice. Contact a qualified general contractor to do the work.     View Larger Map

I Do Remember You Calling Me About Your Leaking Gutters in Sacramento   You have that two story home in Sacramento next to those large trees; the gutters haven’t been cleaned in over three years and have begun to rust pretty severely. It was last winter near the end of the rainy season wasn’t it? Yes, it was toward the end of the season because after we talked the rains had stopped. I do remember calling you back when it stopped to ask if you were ready to get the gutter repaired. It was the perfect time because the weather had cleared up and we had a great opportunity to solve that water shed problem down below. That leak was something else wasn’t it? You needed me to come out that same day because the moisture was getting into the building below. I remember how frantic you were, and...

How Did I Know This Wasn’t An Original Exhaust Fan? The Wiring Wasn’t Right.       One of the benefits of getting into the attic and crawl spaces of a home is that you can see things that were changed from the original construction. Often times this is because the do-it-yourself was not willing to go into these spaces to complete the work correctly. This ceiling exhaust fan was replaced with a newer, stronger model but not done to current code. The Romex wiring is not secured correctly both at the fixture and back to the source of power. It can be corrected, but it is a hazard in its current condition. This bathroom exhaust fan was located in Rancho Cordova, CA

Today I had an open house at my new listing in Rancho Cordova.  I was a bit worried as we are finally having a little rain in the Sacramento Valley and it had rained all night and morning prior to my open house.  I had 22 groups though from 1-4pm!!!!  Serious buyers are out there and today proved it! If you are thinking about buying and/or selling a house, I'd love to help!

Walking With the Family of a Lost Father.   In working on a home that is going to be listed for sale and contractor will have to listen to the stories of why the home is being sold and that tale can be quite sad at times. Sometimes that is a sad story, based in years of love for the one who has passed away. It was about twenty years ago when I had gotten a call from a woman that I had never met, she had a need to do some renovation work on her recently deceased father’s home in Rancho Cordova. He had been slowly getting worse for many years and the daughter seemed a bit relieved that her father was no longer suffering. The home had not been maintained for decades and was in no shape for sale. When asked to help in getting this home ready, I learned much about this man. I didn’t relive...

I’m Kind of Excited about Helping the Do-It-Yourselfer Today in Rancho Cordova, CA       This do-it-yourself project that I will be helping with is a bathroom remodel in Rancho Cordova; the owners will be doing the finish work. It is my job to get in and demolish everything, salvage some of the things to be reused, clear out all the dry rot found and rebuild for the owner. This has been scheduled this way from the beginning, both the contractor and homeowner will be involved. The owners have experience in doing the tile work, flooring, painting and such but needed help in the removal of the dry rot and the prepping of the surfaces for their part. This should be a good project for both parties involved.   I hope to get a series of photos to help show how a do-it-yourselfer can work wit...
