  Water Damage Leaves Signs – What’s On The Other Side Of The Wall?   As a dry rot and water damage repair contractor, I have learned that water can show up in places that it should not. If we are aware enough to see these areas, we can minimize the damages caused by water. The key is to be aware, especially of changes in physical conditions.   Are Your Iron Hand Railings Safe For Hands to Use?   You may not have thought much about it but your iron hand railings may not be safe. There is an apartment complex in the Rancho Cordova area that has a problem with their stair hand rails, so they called me. I didn’t know what to expect but I knew that management was concerned with one of the stairways. When I arrived, I walk over to the building and it was obvious what the problem was. It appeared that the railings had been repaired a few years back in an attempt to save the railings. A new iron plate had been welded to the top of the iron railings. You Don’t See Something Like This Every Day   We were replacing an old deck with new Trex decking in an apartment community today in Rancho Cordova. The Trex decking was installed over new pressure treated lumber that with last for many years to come. It’s a good idea to clean up the construction dust and debris regularly throughout the day. When it was time for lunch, I wanted to make sure that I cleaned my hands before eating. Not all of my real estate transactions and short sales in Sacramento involve luxury homes. In fact, it's very much the opposite these days because of the way the market is -- most of the action in Sacramento is at the low end. Just pick up the Sunday newspaper and look at all of the real estate sales. You'll see most of the price points are much lower than you would think. There are a ton of sales under $300,000 and not much over that point. We have a big gap between luxury and entry-level. Untll that turns around, our economy in Sacramento is not likely to substantially improve. In any case, it's not unusual for me to negotiate short sales under $100,000. Some of these short sales involve a lot more work, more work than the compensation awards. But I do them anyway because they need to...

  You Have To Get The Bad Wood Out Dry Rot Doesn't Just Go Away   One of the problems that we see with dry rot repairs is that the work is not thorough. If you are removing wood that is rotting, all of it needs to be removed. This is necessary for a couple of reasons. Rotted wood can continue to rot if left untreated. Wood that has dry rot is structurally less strong than lumber without rot. It is important to get all the lumber that is soft, if it is soft, it is rotten wood – get it out. If you need help in determining if the wood has dry rot, call a qualified general contractor in your local area for help. Nobody really wants to be second choice, especially if you're a Sacramento short sale agent. I would much prefer it if sellers would just come to me first to do their short sale. Then it would close, and they'd have no reason to bad-mouth the real estate profession in Sacramento. But many times, sellers choose some other Sacramento agent, maybe these agents have closed a short sale, maybe they haven't, but whatever the problem is they often can't perform, which is what ticks off some sellers. I don't blame them, I'd be upset too if I pinned my hopes on an agent to do a job that doesn't get done. It’s not that this is a bad thing for a general contractor to be getting phone calls from clients in Sacramento, but the rains seem to add to the urgency of the calls. This Anatolia Short Sale is Sure to Sell FAST!  Check out my newest Rancho Cordova short sale in Anatolia.  11937 Pericles Drive is an attractive 1-story floor-plan with just over 2,100 square feet.     Wood Rot in Sacramento is Often More Than Meets the Eye   My experience in working to remove rotted wood from homes, apartments and office buildings in Sacramento has proved one thing: Wood Rot is rarely limited to what you can see. It is important that all of the rotted wood  be removed before rebuilding the damaged area. It is not unusual to find damaged wood below the surface lumber that looked bad at the start.
