Rancho Santa Margarita Real Estate Market Report - March 2011 Sales Volume Rises 63%. The number of homes sold in Rancho Santa Margarita rose dramatically in March 2011 with the greatest increase in volume coming from the detached home segment of the market (49 sold in March vs. 21 sold in February).  RSM Average Sale Price Up 19% ! Overall (all homes sold) the average sales price rose a hefty 19% in March (from February) primarily due to the increased ratio of detached to attached homes sold. Although the average sale price rose from February to March the year to date average sale price (1/1/11 - 3/31/11) of $396,493 remains about 9% lower than the year to date average price from the same timeframe in 2010 (1/1/10 - 3/31/10). Rancho Santa Margarita Foreclosure Report - Find Rancho Santa Margarita Foreclosures Bank Owned (REO) inventory has grown steadily in 2010 in Rancho Santa Margarita.  Although the volume of Preforeclosure and Scheduled For Sale homes has declined in 2010 vs. 2009 levels the number of homes with a scheduled foreclosure date has begun to rise again with a 4.32% increase from September to October (up from 185 homes in September to 193 homes in October).  Much of the recent decrease in Preforeclosure homes (Notice of Default filed) can be attributed to the largely self-imposed foreclosure moratoriums by major servicers such as Bank of America, Chase and Wells Fargo.  Unfortunately once the "Robo-Signing" scandal issues have been resolved we will likely see an increase again in the Preforecl...

Anyone who has made a left turn from northbound Avenida Empresa onto westbound Santa Margarita Parkway during the rush hour(s) knows that it may take 3-4 cycles of the signal to finally make it through the intersection. The current dual left turn lanes can stack up 75-100 cars between Santa Margarita Pkwy and Aventura, while allowing about 20 vehicles at a time to turn left during the turn arrow. And at 5:00pm, who wants to sit through four or five red/green light cycles!
