Perhaps one of greatest marketing geniuses of our time is the marketing guru who came up with the names - Consumer Credit Bureaus and Fair Issac. The very names imply that the the information provided is fair and that the credit bureaus  are consumer friendly and ready to advocate on the side of consumers.  Many consumers believe that the Consumer Credit Bureaus (CRA's) were developed to protect consumers.  Reality is that the CRA's are paid by the Creditors or Furnishers of Information (FIO) to compile and report the information that the FIOs send them.  Therefore, the Credit Bureaus are more inclined to develop procedures that protect the person paying them, the creditor, over the consumer.  Ditto that with Fair Issac.  Fair Issac developed FICO scores and the very name implies that t...

It's no surprise we are in a buyer's market. Inventories of existing homes are higher than they have been in years but staying pretty close to the numbers we saw in 2006. Prices have definitely stabilized and percentages of home sales have declined by about 3%. The average sales price is $311,696 for the first seven months of 2007compared to $330,274 in 2006 (a 6% decline).  Currently, the local Multiple Listing Service is showing an inventory of over 2,100 homes and an "average days on the market" of over 130 days. These levels of inventory are expected to continue through 2007 and well into 2008.  Tighter lending criteria has already put housing in a fundamentally healthier state. These housing adjustments are necessary to help keep housing affordable.

If you keep hearing (or telling yourself) that you can't afford to buy a home, you may be listening to the wrong people.  Now is a perfect time to buy your first house.  Sellers are motivated and there are plenty of special financing programs available for first time home buyers. Kool April Nites is over, and Redding Rodeo Week is quickly approaching.  For those of you new to the greater Redding area, or those considering moving here, this is a busy time of year.   The Redding Rodeo is one of the events that always draws a big crowd.  The rodeo itself has been expanded to three days, with the finals on Saturday night.  But the entire week has rodeo-related events, from Kid Days, to a "bank robbery", pancake breakfast, parade and more. The inventory or active available homes has been hovering around the 1850-1900 range now for many weeks. The buyers in the market place appear fickle with low offers being thrown out all over the board to see if some seller is truly DESPERATE. There are some motivated seller's out there and there are a ton that are trying to remember last years activity and prices! With summer just around the corner we should see the inventory climb a little higher as traditionally the people sitting on the fence in the winter now want to get into the game. I just came across a fixer in Redding today for $875,000. Yes you read it right a fixer. Now granted it does have 6 bedrooms and 5 baths and it is on the river but $875,000. Wow. From the pictures, and there were not many (wonder why) it looks like the home needs a remodel....or more appropriately a complete OVERHAUL. It appears to have been built in the 80's. I bet it even has some shag carpet in it somewhere...maybe in a back bedroom...Austin Powers eat your heart out! I will keep my eye on this one and if they get the $875,000 I am going to see if they want to come and work for me....I can always use some tips on how to get a home that is overpriced by 25% sold!I think this is going to rank up there in the top two most expensive fixers in Shasta County collumn.Ready to see the homes ...

We hoped sooner or later that builders would start building some super effiecient homes in our area and that day has come. Redding now has a solar subdivision that has opened up. The city of Redding electrical rates are about 20-25% less than PG&E's but many buyers out there like the idea of little to no monthly electric bill!It only makes sense to add solar to homes in this area. Redding is in the top 5 sunniest places to produce solar power in the United States. Many solar systems pay back in less than 10 years on new construction. The world famous Sundial Bridge is located in Redding California. It is a real treasure to our community and it is fun to walk across and see all the wildlife on the Sacramento River below. The American Flag is located on North Bechelli lane in Redding California. God Bless america and our troops overseas! This was taken on a clear day and I caught jet plane at around 30,000 feet in the background. The plane was probably heading towards either Portland Oregon or to Seattle Wash. The flag can be seen from many area's of Redding.

I recently worked with a very nice couple that were interested in purchasing in a very desireable area of my county that I cover. They put in an offer on a home that was in the short sale phase and the bank never responded to their offer at ALL-Thanks WAMU. Now the home is going to auction. I am really interested in seeing what happens at this sale as the bank would not communicate with anyone including myself! I even called to talk with the president of Home loans and was transferred quickly to an extention and put on hold for 20 minutes! Hopefully you all have a different experience with WAMU than I and the listing agent for the seller did! Yes, times have changed but not so for Shasta County.  While our market has seen high inventory of homes in the last few months, and slower sales, buyers are still flocking to this area from all over the place. Reason?  Affordability!  Everyone wants a piece of California - and they can have it in Shasta County.  Our Median Home price is still below $300,000 compared to the rest of the State (at well over $550,000)!!  Not to mention the quality of life we have to offer.  Best schools, low to almost no crime, country living within 15 minutes from the City (population of about 90,000) and no traffic (yes!).  What makes our area desirable is the abundance of outdoor activities.  We're surrounding by mountains, rivers and the world-famous Lake Shasta!
