For Sale Vs. Sold South Redondo's low level of sales continued into September.  There was a small reprieve in the number of homes on the market, though that can be attributed to the 3 sales from the previous month, with the remaining 2 fewer homes most likely being removed from the market. South Redondo Beach is an amazing place where many people would choose to live.  However, we have seen such lackluster sales in the past year.  My theory is that the homes in South Redondo Beach are just priced too high for the current buying population.  The next graph may support this theory. The awakening of the first time buyer has been cautious. There was a surge in April and early this month in home buying. The misleading fact of 1/2 of all sales have been REO or bank owned in our state is one thing but the south bay beach areas have few bank owned properties. The slowdown and lending crunch has affected prices. We have higher inventory and it takes longer to sell properties and there are price reductions that have to be factored in. The other BIG and GOOD factor is that these homes are a short drive to the beach. The glorious Pacific Ocean! This week we toured a new Bank Owned listing on Perkins in North Redondo Beach. They love our city- Officer Campos and Officer Garcia-love working here in Redondo Beach. Even if it means being bitten by a ‘Possum….opossum…Officers today took the animal to release into the wilder parts of our county. The neighbor said he was eating the raccoons food… food is food…How will a skunk, cat raccoon or opossum know the difference in whose food is available. It reminds me of Indians and land…it never occurred to them that someone would divide it up and sell it. What do you readers think? Feed some wild animals and trap others? Most important is the good service the animal control in Redondo provides. Did you know that a skunk has to be trapped in a very special cage…? They do. It has to do with the skunk smell.  A new Mexican restaurant has opened in South Redondo, Ortega 120. I am so excited to try this place!  I first heard about it from a co-worker and then my friend mentioned it too. It sounds delicious! They both raved about the menu and kept asking me if I had gone yet. You can view the menu online:http://www.ortega120.com/. It is Modern Mexican with a So Cal Twist. I guess they make their tortillas fresh at the restaurant and they serve a smoky salsa. Yum! The happy hour looks really appealing too. It is offered Monday through Friday 4-7. I am a girly girl what can I say. I have more shoes then well...anything. I have been buying lots of shoes since I was very young. My mom would take me to the swap meet where you could by jelly shoes in EVERY color for extremely cheap. One positive thing about this love for shoes is I know my limits. Although I can appreciate designer shoes I personally cant bring myself to spend hundreds of dollars on one pair. I am not that obsessed. Lucky for me two fabulous shoe stores opened at the beach! I just moved to South Redondo and was thinking if the Eucalyptus tree in front of my property was trimmed my view would greatly increase. So I was wondering whose property it was on the city of Redondo's beach or was the tree on the condo's property? I went on line to the city of Redondo Beach and found out you can find exactly what type of tree it is and when you can expect it to be trimmed. Simply the visit the site below and look for your address. Once you find your home you can see on the map which tree is where. Here we are and it is October 11, 2008 - there are only 21 single family homes and 2 townhouses for sale here in our lovely Hollywood Riviera neighborhood.  That is very low inventory, especially when you consider that this is the "last push" of the year (best time to sell before the holidays hit.) Of those 21 homes, 13 (including the two townhouses on lower Calle Miramar) are on the Redondo Beach side of the Hollywood Riviera - with an average sales price of $1,561,754.  Lowest price being just under $1 million and highest over $2.5 million (for new construction.)  As you can see the Redondo Beach side of the Hollywood Riviera is quite pricey right now. Average home price was $869,987 compared with $916,468 a year ago, a 9.5 % price drop.  It took on average 86 days to sell a house - 38 days longer on average than in September '07.  Total of 64 homes sold compared with 90 that sold a year ago and compared to 72 sold in August '08. One of my favorite buildings on the Esplanade is the Surfrider. It has that beachy 70's look to it. Pretty much every unit in the complex has a ocean view. Regardless of which you unit you are in you can hear the sounds of the pacific waves crashing into the shore. The complex is small but too small everyone knows your business. Currently, there is one unit for sale and one in escrow. Both are one bedrooms located on the first floor with 719 square feet. The monthly h.o.a.'s are currently $265.
