As a Redwood City Probate real estate agent I am always amazed at how new issues always come up. I thought I was finished, but someone else did not. (Remember the line from The Godfather which was repeated in Sopranos) My Redwood City Probate sale did not want to end. Here is the back story. The owner of this Redwood City probate sale died last June, leaving no cash in her estate, but a home with some equity. She did have a loan with Wells Fargo. I was hired by the Personal Administrator of this Redwood City Probate to sell the home. The week the home went on the market I was contacted by a company called LPS who had been hired by Wells Fargo, the mortgage holder to make sure the Redwood City probate home was not left vacant and unattended. As requested I faxed LPS the listing agreement...

If you are the Personal Representative for a Redwood City Home in Probate that has a delinquent mortgage, but there is equity in the home, DON'T BE AN OSTRICH!!!!! It is now very common for Redwood City homes that are in Probate to have mortgages. Many homeowners were enticed to refinance in the last decade because of easy money or low interest rates, many seniors have reverse mortgages on their Redwood City Probate homes, and some people did not refinance because of low interest rates, but because they were helping out family members. When a mortgagee dies the mortgage still needs to be paid. Death does not eliminate the obligation. So what do you do if the mortgage is late, the home is in foreclosure, and the estate has no money to pay the mortgage? It is very common for Redwood City ...

‘Tis the season for price reductions, and that includes homes to buy in Redwood City.  With only 78 properties listed for sale in Redwood City on the MLS and a mere 17 new listings (5 of which have already sold) in the past 14 days, amazingly, there are a few homes that have lingered on the market long enough to have a price adjustment.   For buyers looking to avoid a competitive bid situation to buy a home in Redwood City, these 3 homes could be just the ticket: 1131 Westwood Street is a 3 bedroom, 2 bathroom, multi level home with 2180 square feet of living space on a 6,820 square foot lot. For anyone looking to buy a new home to live in Redwood City, it will be a search for a rare commodity.  To date, out of the 624 home sales in Redwood City recorded on the multiple listing service for 2012, only 12 have been new homes – 8 detached, single homes and 4 townhouse/condominiums.Is that because new homes aren’t selling in Redwood City? To the contrary, out of the 80 homes currently listed for sale in Redwood City on the MLS, only 24 were built in 2012, and a mere 3 are currently under construction. When you subtract the 21 of those homes that are part of the 2 new Redwood City developments, that leaves a total of 3 new detached residences now available on the MLS.  There are also at least 2 additional single homes under construction that are not currently on the MLS. And what...

I am not a lawyer and do not play one on TV. If you are in this position PLEASE CALL YOUR PROBATE OR TRUST LAWYER to determine how to deal with this situation. I got a call from a nice young man who asked me to help sell his grandmother's home in Redwood City. The grandmother had recently passed and the young man lives in Modesto so he wanted to sell the home. He was appointed the Personal Representative of the estate and had full authority to sell the home.  The home is worth about $300,000, there is a mortgage of $100,000 and a MediCal bill of $180,0000, going back to 1992. So in effect, even though he is the sole heir to the estate, he will not receive any money for the sale of this home. You may ask yourself "A MediCal bill? What is that about?" In order to receive MediCal benefits ...

If you are a Personal Representative for a home in Probate in Redwood City you may be wondering what is the best way to find a realtor to help you sell the estate's home in Redwood City. You probably understand that you have a very large responsibility and making this decision is important. With so many realtors from which to chose, and conflicting information on the internet, it can seem overwhelming.  Well, there is a trick. Call a realtor and tell them you are the Personal Representative for the Estate of ........ If the realtor has no idea what you are talking about hang up. It is a quick and simple test. If a realtor understand probate, they will know what you are talking about. If they don't understand probate they won't. A Redwood City Probate Sale is not like a traditional sale,...

I finally closed a Redwood City short sale that started in Sept of 2011. Yes, one year for a short sale. What was the problem? Let me count down just the top 10. 10. The sellers asked another agent in my office to sell this home as a short sale but this wonderful agent had never listed a short sale before. She asked me to help her, but by the time she did they were 2 weeks from the trustee sale date and the sellers were sitting on a perfectly good offer they thought was too low. 9. There was a first and second loan with Chase as well as a large 3rd loan which was a carry back from the previous owner. The seller wanted me to negotiate with Chase but have her lawyer negotiate with the 3rd lender. 8. The seller refused to give me any of her financial documents and said she would provide th...
