Riverside Reverse Mortgage Question - How much can I borrow with a reverse mortgage? Whenever my mom talks to her friends about me, inevitably they get around to what I do for a living and the reverse mortgage questions come flying at her. One that she hears all the time is, "What is the loan to value on a reverse mortgage?" or "How much can you get on one of those reverse mortgage loans?" The amount of money that a borower can obtain on a FHA Reverse Mortgage is based upon three “factors”. The appraised value of the home up to the FHA Lending Limit. The age of the youngest borrower. The expected Interest rate. They work like this: The higher the home value, the more you can borrow. The lower the interest rate, the more you can borrow. The older you are, the more you can borrow. All thr...

I am going to now be less than nice or maybe even downright rude but I need to say it. It seems that homeowners get what so many Realtors and flippers don't and that is the fact that staging is an investment. It's not an expense that will never be recouped or money that gets the flush like government spending.  It is an integral part of marketing property....like it or not.  You can define staging any way you want but in the end it isa marketing investment with a ROI. in·vest·ment   [in-vest-muhnt]  Noun the investing of money or capital in order to gain profitable returns, as interest, income or appreciation in value. The majority of my clients are homewowners who understand that in today's market you must invest to sell because condition and presentation are second only to correct p...

Have Housing Prices Bottomed? News Reports Across the Web Say 'Yes', But..... Speculation about the bottom of our housing crisis has been debated for many months now, and almost every day a report that either supports a bottoming of the market, or attempts to debunk it comes across the news wires. But these reports, that use all kinds of technical data that can be viewed in many different facets, ignore a few common sense aspects of a possible bottom of the housing crisis and what it means to buyers. First, housing prices and sales, as any competent real estate professional can tell you, is localized. What is happening in the California real estate market can be extremely different than, say, the Florida or New York real estate markets, or the Oregon or Colorado real estate markets. And...

HOW TO SELL YOUR HOUSE IN RIVERSIDE CALIFORNIA – RIVERSIDE CA REALTORS   Q: What goes into a successful home or property sale in Riverside, California? A home sale can be simple, difficult or unsuccessful depending on the property, seller or agent. Careful consideration must be given when venturing into the competitive Riverside CA real estate market. A successful sale consists of a compelling listing, effective exposure and competent negotiations and completion. When a Riverside home is listed, it should first be analyzed and objectively compared to recent comparable sales and other competitive listings in the area, also known as a CMA (Comparative Market Analysis). Then the seller, under the advice of their savvy Realtor, should carefully digest and consider the CMA. Every detail must...

Welcome to our World!   Recently one of my dear friend's daughter just had her first baby so of course my friend was so excited to be a grandmother. Here she is with her new grandbaby and he is just a few days old. Isn't he adorable? How exciting for her as well as the proud parents.   I remember having our little girl over 22 years ago and it seems like it was just yesterday. And of course, I am still waiting to be a grandmother too but not in any real hurry yet as she is still in school.   If you are looking for a professional agent, I am just a click away. Google me at Kristin Hamilton-Real Estate. Homeowners and Buyers both will find my services top notch and successful.

A homeowner who called us several weeks ago to ask about a short sale told us this week the bank took back his house. The sad part is, foreclosure probably could have been avoided. A representative from the bank told our friend, who was several months behind on his mortgage, it was too late to do a short sale and the bank would foreclose if he didn’t make a payment. Impossibly behind, he decided to just “let it go.” It’s an all-too-common tactic by low-level debt collectors who will say anything to get money out of a delinquent borrower. The fact is, banks do NOT want to foreclose on any more homes. There are 3.6 million “shadow inventory” homes not yet on the market. Ten million more are at risk, economists say. And one in four nationally are upside-down. Foreclosure is financially dev...
