What is a Short Sale?   A short sale is when a homeowner sells their house for less money than they owe on the mortgage or mortgages. Short selling is an alternative to foreclosure for homeowners/borrowers who can no longer afford to keep mortgage payments current. Sometimes, to avoid going through the costs of foreclosure, a lender will authorize a short sale by allowing a homeowner to sell the home for less than the mortgage owed.     Simplified Steps of a Short Sale: Homeowner signs a listing agreement with a real estate agent. This short sale listing agreement is subject to third-party/lender approval. The home is marketed to buyers. Seller accepts a buyer's purchase offer subject to the lender's approval. Seller's lender accepts the buyer's purchase offer, which is less than owed o...

Why buy rental homes in a bad market? This is the best time to purchase rental property. Prices are down and interest rates are low. If financially possible you should be purchasing as much Real Estate as possible right now. Rental Homes are a great source of income. If you have money in the Bank the Bank only gives you like 1 to 3% interest on your money right now. If you have that money in a rental home the return is so much greater. And not to mention the appreciation you will get in the future when the Market goes up. And what other investment can you make that somebody else will pay off for you. The tenant pays the mortgage off for you. Where most people make the mistake of buying high priced rental homes where the payment is high and they are in the red. And the home is big and ve...

I just want to warn homesellers who have a vacant home up for sale to make sure you check on your home and post a sign in the window of the home that states this home is not for rent or lease.  What is happening is that there are preditors out there trying to rent vacant homes out and collect rent on these homes.  Usually they are homes that are up for sale.  It is a scam and they advertise these homes for rent when they are not the owner and have no business doing so.  This could result in a big loss for the people that think they are renting a home from a legitimate landlord and later find out they gave a deposit and rent to a stranger or criminal.  And a big loss for the real homeowner if there home soon becomes occupied by a family that was scammed.  Joyce Barnett, Remax Partners (9...

The banks seem to be approving short sales more now then 3 years ago.  The newest thing out now on a short sale is a COOPERATIVE SHORT SALE.  This is a short sale where the bank actually preaproves the price before the real estate agent puts the home on the market and the homeowner does not have to give the agent all the long grueling paperwork like an original short sale.  And the homeowner gets a cooperative short sale allowance up to $3,000.00 from the bank at close of escrow.  The homeowner can live in the home until close of escrow. This is a good deal for homeowners because they then have some money in there pocket for moving expenses.  The homeowner does not have to live in the home either it can be vacant.  Finally the banks are starting to get smart with these short sales they ...

Just a few minutes ago I took myself and 4 team members to a house where the owners had some items in the garage they wanted to give away or donate to charity. I unlocked the house and went into the garage and opened the garage. We were all in the garage looking at the items and I realized I had left my keys to my car and to the house and my cell phone on the counter in the home and we were locked out of the home. After a moment of panic, we started to go and check the other doors. Thank goodness the cleaners had just been there and had left a slider open. Usually when I show houses I leave the key to the front door outside or in the door. I carry my cell phone and car key so this will not happen. Good lesson. I was so lucky the slider was unlocked.

It is already January 26, 2012. Are you on track yet for this year? Here are my 3 tips to help get you on track.   1.    LISTS-Make lists of tasks needed to be done. I am a big list maker. I love 3X3 Post-its as they give me little lists to add to my calendar book. Then I cross off the items I have completed. This gives me a sense of satisfaction. Now, if I do not complete everything on my list for today, my list for tomorrow will add the items I did not do today. I also prioritize my lists. Do the urgent items first that way if you have to finish the other items tomorrow you are probably not going to be as stressed. But if you are tired, put a big task over until the next morning when you wake up and feel alert and ready to face the day.   Another thing about lists, they save me time. ...

Carol & Brett Smith of Riverside, CA, had been trying to have their home loan modified for months, but their bank just wasn't cooperating. After hitting a final brick wall, they opted for a short sale of their home, and it was the best decision they ever made. "Our relationship with Brian Bean dates back to January 2007 when he assisted us in the purchase of our Orangecrest home. He was very helpful and handled the transaction smoothly. After being in the house for four years, we had numerous unsuccessful attempts to modify our loan through our lender. Brian and Tim assisted us with the successful short sale of the house. "Not only did they successfully negotiate a $20,000 cash incentive to us from the lender, but they also assisted us in the purchase of another home in Orangecrest. "We...

Invitation sent to become a Member of ActiveRain. I sent Felix an invitation a few days after he had signed up in January 2012. What a coincidence! I thought Felix would be a great asset to ActiveRain and that it could improve his business, learn some new ideas and have a lot of fun meeting others. Felix is a great Title Rep., a hard working professional, meets and greets with all the real estate agents/ brokers in the area and is just a really nice guy. I took most of this info off his profile below: Office Address: 1998 Orange Tree Ln. New Home Hook! How about a built to order home? While out and about yesterday I visited a community of newly built homes in Perris, Ca. Now many may wonder why I traveled so far from my stomping grounds of Riverside, California but the value in this community is not to be dismissed. KB Home's Villages @ Monument Park is celebrating their first year anniversary with homes that are "built to order" and include a solar package. The community branding is based upon the philosophy - "A better home. Better value. Better for the environment. Better for you. Built to order is better." Which leads to the reason for my visit. As home values remain steady in the Riverside and Corona areas buyers often find themselves in the competitive multiple offer situation. Which is great for the seller but re...

Working with home buyers, especially first time home buyers, in today’s market is making “lifelong learners” out of us whether we like it or not. Makes me feel like I should have served in the Navy. They understand that “It’s not just a job it’s an adventure”Loan guidelines change more often than many people change their socks and as a result, something that may have worked a month ago doesn’t anymore. When we’re all learning on the fly, there’s going to be some turbulence and we have to learn from it, so we can avoid it the next time around. In our market (The IE) we generally don’t give much thought to monthly HOA fees, because unless it’s a condo, the HOA fees are  usually $60-$100 a month. In the context of a home buyer budget, property taxes have a bigger impact and as a result  we’...
