Real Estate - Riverside CA -  July 2010  Want to know what is happening in Riverside CA houses for sale?  The number of houses for sale and the number of houses in escrow are as of August 16, 2010. These numbers reflect only single family homes (no condos). There are currently more active listings in most of the zip codes than last month but the sale prices went down in all but one zip code. That is the highest number of price decreases I've seen in one month for quite some time which is troubling. Corona CA Real Estate Report 92501 July 2010 June 2010 May 2010 Apr 2010 # of houses for sale 74 64 59 59 # of houses in escrow 77 76 69 60 # of sold houses 26 21 17 27 Average list price  $172,104 $178,062 $166,706 $164,630 Average sold price  $174,585 $179,243 $165k771 $163,513   92503 July...

We'll do Flips for you! part 3: VA flips OK. Our Flip Rules for VA Loans - We only require that the seller own the home for 1 day. VA Flip rule - 1 day OK The Seller seasoning requirement on our VA Loans is one day. This is not a misprint, just one day. Why is this important you may ask? Many lenders require that sellers own a home for 90-180 days before it is eligible for their VA Financing. We do not require these waiting periods. We require 1 day. Seller Seasoning simply means how long the current owner has owned the property (as recorded on Title Records). Seller seasoning is also called Owner seasoning. VanDyk only requires that the seller is the owner of record on the day the contract is signed. This is in complete alignment with the Veterans Administration Rules for VA Loans. The...

We do Flips for you - Part 2 - Conventional Flips OK.   Our Flip Rules for Conventional Loans - We only require that the seller own the home for 1 day prior to resale. Our Seller seasoning requirement on our Conventional Loans is one day. One Day. Many lenders require that sellers own a home for 90-180 days before it is eligible for their Conventional Financing through Fannie Mae and Freddie Mac, both examples of Conventional Financing. VanDyk Mortgage does not require a waiting period. We do not require these waiting periods. Seller Seasoning simply means how long the current owner has owned the property (ie how long on Title). We do Flips for you - Part 1 - FHA Flips OK.  Our FHA Flip rule - 1 day owned by seller OK We require one day of Seller seasoning for our FHA Loans. Yes, one day. While FHA has released guidance for lenders allowing the Flip Rule to be Waived for all Sellers until Feb 1, 2011, many lenders still require that sellers own a home for 90-180 days before it is eligible for their FHA Financing. We do not require these waiting periods for FHA Loans. Seller Seasoning simply means how long the current owner has owned the property (as recorded on Title Records). Seller seasoning is also called Owner seasoning. The contract date must be after the date of acquisition for the seller, a redated contract is not allowable. This is in complete alignment with the HUD guidelines for FHA Loans. The other l...

Every year, my family tends to celebrate the 4th of July in Riverside CA in the same way.  At least, as long as we are in town for the 4th.  We pack up a cooler, grab the lawn chairs, make sure we have plenty of liquid refreshment (it does tend to be hot) and head on over to downtown Riverside to claim our spot in the parking lot of (OK, I'm not giving away my secret spot because it's getting harder and harder to cop a squat each year since the crowds grow and I don't know who's blabbing) at the bottom of Mt. Rubidoux. It's great to get there a little early because then YOU get to choose the music blaring from your radio rather than having to listen to somebody else's idea of atmospheric entertainment.  When 9pm arrives, all radios are automatically tuned to KOLA 99.9 FM so that we can ...

OK, so we're 48 hours away from the federal-tax-credit deadline, and about 180,000 home buyers who have been in escrow for nearly two months are on the verge of watching that tax credit slip through their fingers. Why? Because, surprise, it might actually take more than 60 days to close a transaction. The House and Senate have each passed their own versions of an extension for those who are teetering. But they can't seem to get their acts together and do what they were elected to do: LEAD. Nearly one-tenth of those buyers are in my state. Two of my buyers are among the throng. I worry for them. Here's a quote from NAR President Vicki Cox Golder, owner of Vicki L. Cox & Associates in Tucson, Ariz, taken from Realtor Magazine: "We are strongly urging the Senate and the House to act quickl...

My short sale client frantically called me in June. "Brian, you must help us. They are going to take our house!" For 15 months, they had been in loan-modification land, working with the bank to adjust the loan that exploded on them with $4,000-per-month payments. (Their fault, the concede, but a hardship nonetheless). So, what happened, I asked them. They made agreed-on $3,200 payments during their 3-month trial period payments, which then was extended to 6 months. Then came the letter -- Denied. Problem was, the foreclosure process was also moving in a parallel process, and along with their rejection was an ultimatum: Come current or go to auction, which by the way, is in 5 days. It's the ultimate gamble. Do you pursue loan modification or short sale? Most homeowners don't understand t...

This whole loan-modification thing is getting out of hand. Are we really so easy to manipulate, or are desperate people just clutching at anything to keep from falling? So many homeowners on the verge of losing their homes will do anything, listen to anyone, take any advice, as long as it's authoritative and the answer satisfies their wants. Why? Because even a flicker of hope can renew the enthusiasm of a condemned man. Problem is, loan mods, for the masses, are a Band-Aid on cancer. But the voice of reason is drowned out by the shouts for rescue. I'm all for hope, but it has be accompanied by action and a dose of reality. Homeowners in distress hope for miraculous results -- a loan mod that reduces the amount they owe and cuts the interest rate to below-market levels. Reality is, if y...

I had posted two months ago that I thought the time frame for a CA state notary commission would take 4 months from test to commission.I think this  time frame is incorrect and it should be approximately 8-10 weeks. If you are a notary who is re-commissioning, you will receive your commission 30 prior to the date your old commission expired.email me if you have any questions?joan.bergstrom@yahoo.comor call  951-522-4919http://www.joanbergstromnotarypublic.com

Today is Flag Day. Whenever I think about the flag of the United States of America, I can't help but think about all the military personnel who fight to make Old Glory stand for something great. Not average. Not like everyone else. Great! Just a hundred miles north northeast of downtown San Diego is the Riverside National Cemetery where my father is buried, the March Air Reserve Base, and the March Field Air Museum.        Along with over 70 historic aircraft on the grounds, its location right next to March Air Reserve Base means that you could sit there all day and watch various modern aircraft take off and land. While I was there I saw the biggest airplane I've ever seen take off, circle around, and land. Seemed like a waste of gas, but quality training time for those who are willing...

Customer service ain't dead!  I was out and about today, performing various duties, when I decided to stop and have lunch at the Cafe Nordstrom.  It was a nice, sunny, Southern California afternoon.  Since we were experiencing a slight breeze, I decided to sit out on the patio.  In a couple of weeks, it will be too hot and stifling to do so.  I was reminded why Nordstrom has such a high reputation for customer service.  The wait staff made sure to check on me every few minutes to make sure I was OK and check to see if I needed anything.  Before I even got to the bottom of my glass, the waiter was out there with a carafe of what I was drinking (no, it wasn't wine or any alcohol) to fill my drink back to the rim.  And, when I was ready to leave, he promptly brought a "to-go" box to wrap ...

Our long family weekend, ended as it should have with a visit to my parents' gravesite at Riverside National Cemetery.   My father was a career Air Force Officer and my mother served in the Women's Army Corps.  My father earned the Legion of Merit along with several medals, and although a Harvard MBA with honors, he elected to serve his country instead of working in the private sector.   I am blessed to have been their child and there isn't a day that I don't miss them or think of something to share with them.  Today is Memorial Day and my husband, children and I felt honored to have been at the Cemetery today.  Every single grave site had a flag placed on it, the Tomb of the Unknown Soldier's flag was at half-mast, there were fly-overs of a variety of Air Force planes, passing motorcyc...
