There were so many negatives involved with selling this resale home in Natomas, but that was OK. I look for the negatives so I can figure out how to overcome those drawbacks. A Sacramento Realtor can't just sell the benefits. We need to smooth over those negatives. Some homes have more positive attributes than negative. With this home it was more evenly balanced. The main problem was the fact this home was about a year old and the builder was still building new homes. Why would a buyer choose a used home over a brand new home for the same price? Well, I found a reason. As of this particular moment, I have no active listings in MLS. Yes, I have sold all of my inventory. Which is very unusual for me at any time of the year. Almost always I carry a few in inventory. In fact, can't recall the last time over the past 7 years of our seller's market that I've ever sold every single listing to reduce my active inventory to zero. However, lately, buyers have been demanding price reductions before they will act. The good news is I'm not completely out of homes to sell for very long as I have at least one new listing going live in MLS this coming Friday, maybe two.You can read more in my personal blog today about how a slight price adjustment generated an offer at this link: Newer Natomas Home in Parkwalk at Westshore Pending.

My real estate practice as a top listing agent in Sacramento is to actively market, in part by also targeting Bay Area buyers and their respective agents. According to an article published last month in the Sacramento Bee, we should see a surge of Bay Area buyers this summer, most likely carrying our Sacramento real estate market. They predict 1/3 of all summer buyers in Sacramento will hail from the Bay Area.On top of that, according to the Bay Area Council survey, 46% of Bay Area residents said they plan to move out because it is too expensive to buy a home there. Tell me, who does not adore smart home technology? Clap your hands and the lights come on. OK, maybe not in this home, I haven't tried it, but it does offer a combination code for an entrance and the lights run on smart technology. You can turn the lights on and off, plus open and close the garage door all from a cellphone app.Personally, I like the hickory hardwood floors and the open floor plan on the first floor. The seller hasn't even lived here a year yet and he regrets having to leave. You can read more in my personal blog today at this link: This Smart Home in Natomas for Sale is Almost Brand New.

When I first toured this home, I knew I wanted to list and sell it. Some homes affect an agent that way. I also knew when I walked out of the home and spotted two more Realtors walking up the driveway that they didn't stand a chance. I glanced at them, and they probably noticed my car, since it was blocking the driveway, not to mention my name is on my back license plate. The look that they gave me was priceless. Made me grin ear-to-ear. Because it didn't matter what they could possibly say or present to the sellers, they were wasting their time; this was my listing. How did I know that, you might wonder? It is a very special property, hard to comp due to the magnificent improvements. Those are my specialties. Other agents tend to go by rote. Not me. Every listing is unique, different an...

This is a short sale I started to work on last summer, and it's taken all of this time to get it closed. People always ask me why the banks are so bad when it is not the banks who cause the problem. The problem with all of these short sales that cannot close is buyers walk away right in the middle of negotiations. They say they will wait for approval but they can't.You can read more in my personal blog today at this link: The Story of Closing the Northstead Short Sale in Natomas.
