There are people who think agents make too much money and don't deserve how much they make, but those people are not my sellers. I can't say that I've ever had a seller tell me after closing that I made too much on their sale and they would like some of it back. Quite the opposite.Typically what they say it they chose well and they're ecstatic and they would like to pay me more. But I am happy with my full-service commission. And on many transactions lately, especially those on the waterfront in Riverlake, let's say I have earned every hard-scraped dime. This particular listing came to me through a referral because I'm selling another home for a family member in Elk Grove. You would think that they might have chosen me as their Sacramento Realtor because I had sold another luxury waterfront home earlier this month in Riverlake, similar to this one, but the seller didn't even know I had that listing, since I sold it so quickly and, besides, it's presently pending.Instead, they selected me as their Realtor because they know that I pay attention to detail, work hard, have tons of experience in real estate, and I will get the job done no matter what. I am grateful for their vote of confidence and, dare I say, obvious intelligence. You can read more about this home and see photos in my personal blog today Another Luxury Waterfront Home in Ri...

Each of us on the Elizabeth Weintraub team are tickled pink to present a waterfront home in Riverlake, which will be on the market tomorrow, Friday, April 24th, 2015. It's a Coming Soon listing and there are no showings until Friday, plus it won't be in MLS until Friday, but you can get a sneak preview on my website. Words do not do the home justice, and pictures are truly worth a million of those feeble words, but I have done my best to whet your appetite for this remarkable custom home.I swear, it will affect you and leave you thinking about how many ways you can sell blood to buy this home for yourself. Panoramic views of the water from just about every room. To say the design, remodeling and updates reflect impeccable taste is an understatement. Prepare to be overwhelmed by its beau...

Are You Regularly Inspecting the Exterior of Your Property?   Apartment Community managers need to be sure that the staff is making regular visual inspections of the exterior of the buildings. Without a regular inspection, there may be some things that could be harmful to the residents. I resident had called in this long 2x12 wood board nearly falling off. The board was nailed with 2 nails, each into a rotted post. This was a repair done months ago but never completed. Since the apartment unit was on the back side of the building, no one ever thought to do a visual inspection.

There is a Wood Rot Problem Here That Needs to be Repaired.     It amazes me to see some wood rot get to such extreme levels before getting a call. I doubt if this was missed by the tenants, the annual inspections, and routine maintenance calls without someone at this Sacramento Apartment thinking; “There is a problem here that needs to be repaired.”       View Larger Map

If your tenants are complaining about the deck railings not being safe – listen!   Nobody likes to hear complaints about their property, but maybe it is worth looking into. We have all heard of the chronic complainer, never happy and a long list of things that aren’t right. These people may have made it more difficult for the average person to be heard when they have a legitimate gripe. That may be a problem. If property managers and owners get callous to what the tenants have to say, true problems may get pushed aside. I hang out in many apartment communities in the Sacramento area and have seen more than my share of safety concerns. Today, I looked at a railing just by chance that was severally rotten wood on the second floor. The way the railings were constructed and the extent of ...

I almost threw my wedding ring down the toilet yesterday. We all do doofus things from time to time, but most of us don't talk about it. That's because we don't like to put ourselves out there on the chopping block. Unlike me, who will share the doofus things I do in hopes that I can prevent someone else from making the same kind of stupid mistake. At the moment, I have bandages on three fingers. That's because in a hurried moment I set my hot flat-iron in the wrong direction on my vanity. I grabbed my hairdryer in one hand and the flat-iron in the other. Instead of picking it up by the handle, I clutched the hot end. Yowsa. I immediately dropped it by instinctively flinging it, and my wedding ring flew across the room with it. This is why I'm pleased that I am one of those people who h...
