If I had to describe this transaction it would be "challenging". The sellers were deep into the foreclosure process and were uncertain where to turn. Both were hearing and speak impaired adding an extra level of complexity to the transaction. Through many hours of personal visits where everything was communicated throught notes passed back and forth, then email as the transaction progressed we ultimately we able to save this family from forclosure. When I say challenging, I not only mean the communication barrier but US Bank had a HELOC second for over $100,000 that they were adamant about not releasing for less that 20%.
