One of the services I offer my Sacramento sellers is, upon receipt of an offer, I always check MLS to find out if the buyer's agent had accessed the lockbox. We can tell if the agent opened the box. If we have 10 offers on a home, and 9 of the agents showed it and one did not, the agent who did not show the home is at a severe disadvantage. Because we will tell the seller that her buyer has not seen the home. A buyer must see the home. Having said that, I did buy a house in Hawaii that my husband did not see. It's not because he didn't have a chance to view it, it's that he wasn't in Hawaii and wasn't about to fly over to the island to isnpect a property that his Realtor wife had already viewed. In our days of limited inventory this spring, it is not unusual for homes to sell that are not listed in MLS. We all need to be creative to continue to prosper in challenging times. I thought of this today as I struggled speaking with customer service reps. Dealing with CSR anywhere is pretty much a PITA because you've got some guy either working in a boiler room or across the globe. Not a person who works inside the company and knows what's going on.Turns out because I had bought two Ring Doorbells, the original (which was a piece of crap and resulted in the need to purchase an upgraded model) and the Ring Doorbell 2, which works like the original was advertised to work but doesn't. We decided a while back to put all of our Weintraub & Wallace lockboxes into one account. So went down to visit Metrolist and came back to my home office to discover my membership in MLS had been terminated -- by mistake. When I asked after-the-fact for the paperwork that the clerk forgot to give to me, it did not say my membership should be terminated, so I don't know why he did it. But I had to get it reversed. Like pronto. Now that we have merged all of the lockboxes, we have to account for each of them. I have never lost a lockbox in my life, to the best of my knowledge. Never forgot to pick up a box. With JaCi out working hard yesterday (and today, she's taking two more listings for the team), I set aside time to finish reading Becoming, by Michelle Obama. She writes in part about how difficult it was for her husband to work in a Congress where bi-partisan efforts were constantly shut down. I can relate that to real estate and having to work with agents who openly dislike talking to top listing agents because the property is not their own listing. Similar. Not identical but similar. My partner JaCi stopped by the house earlier in the week to chat about how we use computers in real estate. Although she is a Windows agent and I am an Apple agent, we still get along very well and our platforms do not conflict. Same principles apply. Although, I might have an easier time of navigation, fewer melt-downs, almost no freezes, seamless operations across all devices, I also realize not everybody is willing to pay Apple prices to get those benefits. Plus, people like to stick with what they know. As luck would have it, or perhaps we should call it fate, we did not get to see The Man Who Killed Don Quixote at the DoCo theater in Sacramento last night. This is a movie that took Terry Gilliam (Monty Python) 30 years to produce. While filming on set, there were wars and floods going on that prevented finishing the picture. Well known actors, including Johnny Depp, came and went. Finally, Gilliam finished the film, but he could not find financial support to release the film. Somehow, he got a promotion to show the film one night only nationwide. Last night at 7 PM. Starring Adam Driver.My husband was intent on viewing this movie. Why do I want to go, I asked? Most of the time when I get a call from an appraiser to view my listing, that call is coming from an appraiser I know from previous transactions. It seems most of the appraisers are in certain pools and they tend to get picked. For example, I never see or hear from an appraiser who tends to blog a lot about appraising, which makes me wonder if that guy ever does any business or much of it. But I do have a regular group of appraisers who call. Just not that one. Maybe it's because a former client threatened to sue him for publishing personal information about her property to which he was not a party, not to mention the information was private not public?
