Did some hiking this weekend in the San Anselmo hills! How nice it would be to live so close to so many great hikes! Tons of dog people were out and mountain bikers scared the life out of me as they came plowing down the path. It was a peaceful time to reflect! I need to get out more and walk our dogs! My sister walks her dogs up these hills twice a day!   I am ready for my work week and am excited about what I can accomplish!

Sell it fast or sell it cheaper. Most real estate professionals understand the direct link between "Days on Market" and selling price. Homes that linger on the market for months normally drop their price to attract buyers or else accept a much reduced selling price. This is true in all regions of the country and all price brackets. Homes that have been on the market for more than 90 days rarely sell for full price. I'm working with some out-of-state buyers who are new to Marin County and the North Bay and wanted to help them calibrate their pricing mindset. I produced this chart of all the single family homes in San Anselmo that have sold this year. The height of the bars indicates how close the sales price is to the original listing price. Most of the bars on the left side of the chart...

Appliance repair service is usually the answer when appliances are not functioning properly.  The clothes dryer is an exception to the rule; dryer vent repair and cleaning cures most clothes dryer ailments    San Anselmo, CA - Appliance repair service, though often necessary, can be very expensive.  The appliance repairman is usually the first person called when appliances fail to operate properly.  Rhonda Nole, owner of Dryer Vent Wizard, a dryer vent cleaning, repair and installation specialist explained why clothes dryers are an exception.  "Air flow is the most important function of a clothes dryer," said Rhonda.  "The dryer vent system is designed to promote air flow; therefore, when a dryer isn't working properly, dryer vent repair or cleaning is most likely the answer."   Rhonda ...

For the entire Marin Streets blog go to www.tamrealty.com  My knees just aren't what they used to be.  But, I'm not ready to throw in the running towel just yet.  So after a bit of a hiatus due to injury, I took back the streets in the wee morning hours.  And, boy was I ready!  I didn't tread lightly, I left home with some hills on the mind.  Soaking in the quiet of the pre-sun hour I made my way up Broadmoor to the Alameda.  It was dark yet serene.  As I took it all in, I was hit with all the reasons why we love living in San Anselmo and couldn't imagine being anywhere else. Holstein was a slight climb and I wanted to get another glimpse of a home on the street that just came on the market...It is set on almost 3/4 of an acre and truly a great place to entertain.  I made a note to keep...
