I learned along time ago, in my waitressing days at the Hyatt Regency in Burlingame, that service with a smile makes all the difference in the world to the consumer. When service industry people like their jobs, it makes a world of difference to the worker, as well! When I switched from waitressing to real estate, it felt like almost the same job, just a different product! When I was serving drinks at the lobby bar at the Hyatt and within a few hours went to our Prudential kiosk at Tanforan, I felt like I was still behind a bar but just serving a different kind of drink! San Bruno real estate is really hot right now! Particularly if you are looking in the Mills Park, Huntington Park and Crestmoor areas. Prices have come down enough where buyers have choices and can qualify to buy in their favorite parts of San Bruno. The least expensive home right now in San Bruno is $299,000 and it is on 6th Ave. I hope it sells soon because it is a great little house. There are 6 houses for sale in the $300,000's and 13 in the $400,000's. There are 8 3-4 bedroom homes for sale in the $500,000's and that's really a great opportunity for the San Mateo Peninsula.   San Bruno Fourth of July is always a lot of fun for its residents and visitors alike. Safe and sane firework sales go to non profit organizations throughout San Bruno. We were at our friend's house on San Bruno Ave. the whole evening and had such a blast with 4 other families and our kids. We did fireworks in their driveway and celebrated with chile con carne, potatoe salad and nachos. Mmmmmm...good! Not only are fireworks and barbecues a BIG and exciting draw for our city but we have the BEST Pee Wee Baseball tournaments for miles! This past July 4th, 5th and 6th our San Bruno 10U and 8U teams won their championships and we are PROUD! Pending sales are up and prices are down! Come one, come all! Real estate is picking up steam here in "The City with a Heart"! There are currently 94 single family homes on the market and 53 PENDING! We haven't seen movement in the market like that since 2005! That's great news for people thinking of selling and with the amount of inventory to choose from, it's great for buyers who want to shop around! yaHOO! I'm SO EXCITED!

Most every house in San Bruno has an offer on the table right now. People are coming out to buy now that the prices have come down some and interest rates are still attractive. Homes that are priced on the high side are not moving quite as fast and that's too bad. Buyer's are being choosy and one of the particular choices is to NOT look at homes that are not priced for the new market. You can buy a home right now in San Bruno for $400,000 and a studio condo for around $200,000. Gosh! We haven't seen prices like this in years! Probably since 2004 or 2005! That's really cool for people looking to buy and if someone has equity, well then they might still be in good shape. There are some million dollar homes in San Bruno as well but they are up on top of the hills to the west bocking the rest of us in the lowlands from the fog and winds. They are beautiful newer homes in San Bruno's newest developments! But if you are partial to more charming tree lined streets and unique shapes and sizes then the rest of San Bruno would be a great move! How cute is this?? For sale for $500,000 San Bruno is awesome!

The Posy Parade, held in June of each year, is a "festival of flowers" dedicated to children. At its height in the 1960s, the parade attracted as many as 3 thousand participants and 20 to 30 thousand spectators. This year is the 68th Annual Posy Parade in San Bruno. The parade includes all of our baseball teams, school floats, orginization floats, marching bands, a Posy Parade princess and her court, the mayor in a fire truck, and everyone throws candy to the crowds who are lining the street! At the end of the Posy Parade is San Bruno Park which holds a ceremony for the best floats, hot dog sales and 2 MAJOR San Bruno baseball games! The inventory has grown in the last couple of weeks in all of San Bruno according to our MLS board but so have the pending sales! What a great change! I have been showing property every day in all sorts of areas and I haven't been this busy since 2005! In San Bruno alone there are 100 active listings according to our board and 30 pending! Gosh! That's great! According to our office stats, our office of nearly 100 agents have been seeing 10-20 visitors through their open houses on Sundays. That's not bad at all! Our kiosks at the malls average 2-3 leads per every 3 hour shift and that's up from last month as well. I sure would love to hear from others about their areas doing better/ same/ worse.

Being a full time realtor. chamber board director and mother of two kids in school here and on the PTA, qualifies me, I think, to post something like this! This is the cheapest home in San Bruno since 2001! Times have changed a lot over here in the "City with a heart"! When we travel towards the Heart District or more commonly known as "Cupid Row" or the San Bruno Park areas, we see some really drastic price drops and they are DELICIOUS! Prices are so good around here right now, I just can't wait to help new families move in, show them around, introduce them to the schools, community people and all that other good San Bruno stuff! $299,000! wOw! Fun when we get a lead from a website we didn't even know we were on! I alwyas post my listings on Postlets.com and I knew that it posts to other sitess but I didn't know how much the other sites were visited. The other day I got a lead from Hotpads.com that wants to see a listing of min. I can't wait to meet them and if it turns into something I will be even more excited. Lately since I have become a big advocate of internet marketing, I have recieved leads fom Zillow, Trulia, Craigslist, of course, Realtor.com and I love it when people log on to my own website at www.KarinCunningham.comI love finding out where they found my website.
