Friday was a great day for my buyers - their purchase of 1 Lilly Lane in San Carlos, CA recorded. They now have the keys, and are busy this weekend starting the move-in process and planning their future. Home prices in San Carlos, CA soared in 2013, with the median price of homes listed for sale on our multiple listing service up approximately 21% over 2012 levels, and 2012 was a year of strong appreciation, too. Low interest rates and a strong local economy resulted in many ready and able buyers. The problem encountered was one of low inventory; there simply weren't enough homes for the number of buyers wanting to settle in San Carlos. The ratio of the average sales price to list price as shown below gives a clear picture of the 2013 housing market in San Carlos. The condominium and townhouse market in San Carlos, CA saw prices soar in 2013. As reported by our Multiple Listing Service, 95 condos or townhouses closed escrow in San Carlos during 2013, with a median sales price of $668,000. That was up by 33% from 2012. Taking a longer-range view, this is what we see for the last 5 years: It is too early to predict what 2014 will bring, but as of this morning, January 22,  there are only 3 condos/townhouses listed for sale on our MLS. All 3 of these are 2-bedroom units, all priced similarly, around $600,000. Two are up in the hills with carport and open parking; one is near town, with parking for 2 cars in a gated garage. Last week I reported on what happened with prices of single-family homes in San Mateo County and the Silicon Valley in 2013, and how that compared with 2012. In every town on which I reported, prices were up--way up--over 2012. Now we'll take a look at the condominium and townhouse sales in those same areas. This market segment had a wider swing of results, with lower-cost Pacifica soaring up 51% in one year, while high end Menlo Park obtained only 91% of 2012 median prices. However, Menlo Park's next door neighbor, Palo Alto, with even more costly properties, was up 6%. San Carlos and Belmont each saw appreciation of 33% and 32% respectively, a higher increase than in the single-family home segment. When is a good time to sell a home in San Carlos, CA 94070? It could very well be today! San Carlos California has had an exteme shortage of homes for sale throughout 2013. The strong economy in the Silicon Valley, San Mateo County and San Francisco has produced many able and willing buyers, but we don't have nearly enough homes available for them to purchase. Yesterday evening, for example: there were a total of nine single-family homes (9!) listed in our Multiple Listing Service for sale in all of San Carlos, a town of approximately 29,000 residents! Of those nine homes, only one (1!) was listed under $1,000,000 -- it is listed at $989,000. Condominiums and townhouses share the similar trend -- there were two (2!) active listings yesterday. Once again the San Carlos Chamber of Commerce is sponsoring the ever-popular Goblin Walk. When: Friday, October 25, 2013, 4:00PM - 5:30PM Where: Laurel Street, between San Carlos Avenue and Arroyo Avenue This Trick-or-Treat event is geared for children 7 years and under, who must be accompanied by an adult. Participating merchants can be identified by the orange "Goblin Walk Stop" sign. Children are encouraged to dress in costume and trick-or-treat along Laurel Street.
