What's Up With Trulia?   Today I saw an article in the Orange County Register that is talking of a recent report from Trulia.  Trulia a site that relies on our listings and sales to get the info out to the the public.  They also will take our listings and sell the buyers that are attracted to their site back to other agents or back to us if we so choose.  The positive growth of 23 percent July 2012 to July 2013 was seen by Trulia as a negative.  In fact they state that therefore our market is 12 percent overvalued.  Really!  Orange County and South Orange County specifically is a destination place for a lot of home buyers.  It is a destination because of the weather the beauty of the hills and the vistas and the planned cities et al...  They actually called us the most overvalued area i... 08/25/2013

Look At The Interest Rates That Are On The Move   On Wednesday, June 19th, the Federal Open Market Committee met and released to the markets their intentions to limit their $85 Billion a month subsidy of interest rates. Since that date mortgage backed securities have risen approximately one-percent causing a selloff in the stock market and disruption to buyers wanting to purchase or refinance. The chart below is a 38 year history of the 30 year fixed rate mortgage average in the United States. Coincidently, I started my career in the mortgage business 38 years ago so I have personally experienced the effects of the ups and downs of the interest rates on this chart.  In 1981, I personally had a 15.25% mortgage and thought it was a good deal at the time. Some Reasons You Can Tell The Market Is Good In Orange County, CA   Here are the reasons that we know Orange County, CA is improving by leaps and bounds.  Year to date we see 52.7% drop from May 2012 at 573 properties in mortgage default.  Mortgage rate is approaching 4% at 3.98% on the 30 year fixed rate.  The inventory is up by 400 home in the last two weeks to 4133 homes.  Foreclosure are down 57.5 or 141 total properties. 06/25/2013
